The moment you step through the front door, you realize this isn’t just accommodation — it’s an experience designed around serious relaxation.

Honestly, the spa setup here is what sets this place apart from everything else I’ve seen in South London. There are actually two separate saunas — one traditional Finnish-style and another infrared — plus a proper hot tub that fits six people comfortably. The garden cinema setup is pretty brilliant too; they’ve got a projector and screen that actually works well even with London’s unpredictable weather, thanks to some clever covered seating areas.
Living Spaces That Actually Work
The three-bedroom layout makes perfect sense for groups or families, with each room feeling genuinely private despite the house’s compact footprint. The main living area flows naturally into a well-equipped kitchen — and I mean properly equipped, not just the basics you usually get. The property had great facilities and the owners have really made an effort
What could be improved: I understand there has to be a cleaning turnaround but we requested an early check in but was unfortunate not to get this. I understand it’s probably down to booking.com but we were out of our previous property at 11:00 and had to wait until 3pm to check in, plus we had our dog with us so it was difficult and just had to drive around London for 4 hours which was not what we planned as it was my partner’s special birthday.
We were advised to pay for parking yet when we got to the property after paying for parking we realised it was free parking after 5:30 pm.
So additional costs we paid were not necessary

"Amazing hidden gem, Don't be fooled by the look from the front, Step inside and experience it."
Straight forward and very easy to access the house and the area's with in. Hidden gem will 100% stay again, Once inside you realise how good the place is and well kept. The garden area is amazing and perfect to relax and the hot tub and sauna are amazing especially for the colder weather.

The beds were comfortable and the place had a nice home feel once inside. The food availability was great (haven't had jerk that good since going to Jamaica).
What could be improved: My experience at this property was very disappointing and not as described. Before my stay, I was sent links to pay both a deposit and an additional parking fee. However, the “private parking” was actually several blocks away — something never mentioned in the listing — and there’s free street parking available after 5:30 p.m. I immediately asked for a refund for the parking fee and have also requested the return of my stay deposit multiple times, but neither has been refunded, even though I left the property in excellent condition.
There were several issues with the house itself. There was no heating upstairs, no hot water in the upstairs bathroom, and no hot water in the kitchen sink. The property manager admitted to knowing about these problems before my arrival and said an engineer might come by, but none of this was disclosed when I booked. The downstairs bathroom is essentially built into a closet, with nowhere to hang a towel and no extra bath mats provided.
Communication was poor — the cleaning team was still at the property when I arrived and hadn’t even been informed I was checking in.
Lastly, the neighborhood was not quiet at all; people were racing cars up the street and being loud until the early hours, just a couple of houses away.
Overall, the lack of transparency, poor communication, and several undisclosed issues made this stay extremely disappointing. I hope Booking.com reviews this listing carefully so future guests don’t have the same experience.

"Great property; Very poor management"
The property itself is genuinely great and matches the photos well. It’s a lovely house with strong facilities, and the hot tub, sauna, and cinema room were the main reason we chose to stay.
What could be improved: The experience was let down by poor management & access issues. We were not allowed early check-in, but even at the official 3pm check-in, cleaning continued for over an hour after we arrived. There was also no shampoo or conditioner in the bathrooms, which we had to flag before it was refilled by the cleaning lady who was on her shift at the time.
Once the cleaning lady handed the property over after 4:15 pm, we were only able to reach the host/ co-host after 6pm as no one was answering our phone before that. During this time, we had no access to the garden/hot tub/sauna, as these required an access code that only the host could provide—frustrating given these facilities were central to our booking.
There was also an uncomfortable incident involving the garden key. On arrival, the key was on the door, so we kept it safely in a jacket pocket. While cleaning, the cleaner locked the living area and allegedly removed the key from my jacket pocket to place it in the lockbox, which she denied when raised & felt inappropriate.
The cinema room had an incorrect lock (different passcode) which also took 2 additional hours to get it sorted. At that point, we even suggested leaving with a full refund as we couldn’t properly enjoy the property until 8-9 pm, but this was declined due to the non-refundable policy.
When we raised that the hot tub wasn’t heating properly, we were advised to wait, which wasn’t ideal for a 1-night stay. To their credit, some compensation was offered: a discount on the outdoor facilities & a late check-out to offset the delayed cleaning but it was already too late by then & the refund could not possibly compensate for the bad experience.
Some parts of the house are slightly worn or broken & facilities dirty (e.g. coffee pot) - photos attached - though overall the house itself is very nice.

"Close to Central London, relaxing getaway"
What a wonderful stay! This charming and budget-friendly conversion, set in a lovely old house, was an absolute delight. The property features two saunas and a hot tub, creating the perfect setting for a romantic getaway. My girlfriend and I enjoyed every single moment and would definitely return!
The host was warm and accommodating — we paid a deposit, which was refunded the very next day without any issues. The location is excellent, just a short distance from Victoria Station, Central London, and Buckingham Palace.
Highly recommended for anyone seeking comfort, character, and a touch of relaxation in the heart of London!

What could be improved: La calefaccion estaba un poco muy alta para nosotros pero quiza eso es cosa nuestra que no sabiamos regularlo, pasamos un poco de calor pero igual fue buena la estancia.

What could be improved: Na górze nie działał ciepła woda. Nawet po 15 minutach spuszczania tej wody I tak jest zimna także nie jest to kwestia nagrzania. Na dole mikroskopijny prysznic. Trzeba do niego wchodzić juz bez ubrać bo nie ma nawet miejsca, aby je gdziekolwiek zostawić. Woda leci wrząca raz wrząca raz zimna. Nie ma zupełnie ciśnienia w prysznicu.
Ogrzewanie i ciepła woda to chyba podstawa podczas pobytu. Z właścicielem bardzo słaby kontakt. Odpisał na wiadomość po 2 tygodniach. Przed samym pobytem nie miałam żadnych informacji i czym bliżej pobytu to tym bardziej sie denerwowałam. Widziałam opinie na booking, ze jest usterka wody i ogrzewania. Pytałam gospodarza przed przyjazdem czy usterka ogrzewania i wody została naprawiona. Nie odpisywał 3 dni, booking tez nie mógł się z nim skontaktować. Odpisał tego samego dnia gdzie rozpoczynał się nasz pobyt. Bardzo słaby kontakt. Dane do zameldowania otrzymałam o 14.50, gdzie zameldowanie było od 15. Po położeniu się spać na dole, cała moja kołdra cuchnęła męskimi perfumami, a nikt nas się tam wczesniej nie kładł. Nawet nie pisałam do gospodarza odnośnie tej ciepłej wody bo jaki to ma sens skoro on twierdzi, że wszystko działa ?
Odradzam. BRAK CIEPŁEJ WODY.
