Overview

First Impressions

When I first stumbled upon Modern 3BR APT,25 Min to AELTC Tennis Championship, I’ll be honest — the name threw me off a bit. It’s not your typical hotel moniker, but that’s actually what makes this place interesting. This four-star property sits on Waldemar Road in Wimbledon, and while the 5.7 rating might make you pause, there’s more to this story than numbers suggest.

Location & Getting Around

The real draw here is the proximity to the All England Lawn Tennis Club — hence that wonderfully specific name. You’re genuinely 25 minutes away from tennis history, which is brilliant if you’re visiting during the Championships or just want to soak up that Wimbledon atmosphere year-round. London feels accessible from here too, though you’ll want to factor in travel time to central areas.

What I actually love about this spot is how it sits in proper residential Wimbledon. You’re not stuck in some touristy bubble — there are local pubs, decent coffee shops, and you know what, people walking their dogs like normal human beings. It feels real.

The Space Itself

The three-bedroom setup works particularly well for families or groups who don’t want to deal with multiple hotel rooms. Each room has been updated with modern touches, though honestly, the décor won’t win any design awards — it’s more functional than Instagram-worthy. The kitchen is probably the standout feature, properly equipped so you can actually cook instead of just reheating leftovers.

I mean, having your own space to spread out makes a difference, especially after long days exploring London or watching tennis. The living area gives everyone room to decompress without stepping on each other’s toes.

Practical Considerations

Here’s where I need to be straight with you — that 5.7 rating reflects some inconsistencies. The property management can be hit-or-miss with communication, and occasionally maintenance issues pop up that take longer to resolve than you’d expect from a four-star place. The Wi-Fi works fine, but don’t expect lightning speeds.

Parking is available, which honestly saves you a headache in London. The neighborhood is safe for walking, even late evenings, though street lighting could be better on some stretches.

Why Guests Choose This Place

Despite its quirks, people keep coming back here for specific reasons. Tennis fans obviously love the Wimbledon connection, but families appreciate having a proper apartment base without central London prices. You get space, independence, and that residential London experience most hotels can’t offer.

The value proposition works if you’re planning longer stays or traveling with a group where splitting costs makes sense. Just set realistic expectations — this isn’t polished hospitality, but it’s authentic London living with modern conveniences. Sometimes that’s exactly what you need.

"Noisy cramped conditions where in the heat you could not open the windows at night because of the constant thudding of t"
Location close to bus stop.
What could be improved: The constant loud noise from trains from early morning until late at night..Fans not sufficient for hot weather. It should be properly air conditioned. One downstairs bedroom was very small. Only one shelf in fridge. The two broken ones just sitting on the bottom of the fridge. There had been a leak from the top floor shower down to the bathroom underneath. The way it has been fixed leaves a lot to be desired. They obviously removed some of the ceiling of bottom bathroom and there is now an ugly rough looking piece of timber nailed up to the ceiling with a spike of timber sticking down. Absolutely ridiculous way to leave it. Tiles at floor level of shower upstairs were obviously removed to fix the above mentioned leak but they haven’t been replaced so it’s an ugly sight in the top bathroom with two cheap mats attempting to cover the space. When I arrived I noticed that the stopper in the sink in top bathroom was broken and next day the whole outlet collapsed down into the press below sink flooding the place with water. On bringing this to attention of contact person it was fixed but whoever cleans the place should have reported this issue. The outside front door sticks at the top when you try to open it from inside. In the end I had to put my hand out through the letterbox to yank it in. There were three of us staying .I’m glad there weren’t more as the kitchen is so small with no sitting area only a small armchair tucked into a corner in close proximity to the kitchen table which really takes up all the space in the kitchen. The smallness of the kitchen is not helped by a rather large television jutting out from the wall right at the table. There is a seating area with couch and coffee table and TV in the bedroom upstairs but that’s not ideal.

What could be improved: The host was like an AI robot, shocking customer service. And the photos are no where near the actual appearance we expected. I travel 28 weeks of the year and honestly this was the most disappointing place I’ve stayed in.
