The two bedrooms are actually sized for real furniture (not those sad hotel doubles), and the living area has enough space to spread out your stuff without feeling cramped. The kitchen is probably the star here — it’s got everything you need if you want to grab groceries from the nearby Sainsbury’s and cook instead of eating out every night.
Location & Getting Around
Balham gets overlooked by a lot of visitors, which is honestly their loss. You’re about 15 minutes on the Northern line to get into central London, but the neighborhood itself has this great mix of young professionals and families that gives it actual character. The high street is a two-minute walk, and you know what? It’s got that perfect balance of chains you recognize and local spots that feel authentically South London.
What Works Well
The three-star rating feels about right — this isn’t trying to be fancy, just functional and comfortable. The Wi-Fi actually works (tested it extensively during a rainy afternoon), and there’s decent parking if you’re driving, though honestly you won’t need a car much around here. The whole setup works well for families or friends traveling together who want their own space without paying hotel prices for multiple rooms.

"Great location, spacious flat, but not for cooking a meal in."
It was the perfect location for us. So close to all transport links.
What could be improved: Although modernised it was missing quite a lot of fundamental items - mirrors, kitchen knives, toilet paper, etc etc the list is long but so so easily sorted.

Perfect location and good that was 2 beds, 2 bathrooms.
What could be improved: Very basic. Toilet seat hanging off. Dirty crockery. No tea towels.
Didn’t like all the 1/2 finished shampoo bottles etc in the bathroom.

"Pleasant"
The flat was in a good location, right next to the Balham tube station. 2 comfortable beds. Having a bathroom and additional en-suite was great. Flat was very clean. WiFi was good
What could be improved: There was a lack of facilities. According to the advert, there is a kettle, toaster, ironing facilities and hairdryer. There was none of these. Also the frame of the sofa is broken! A few small improvements would make this flat great value.

"Great location. Decent flat. Quite noisy."
The location is really superb. Right in central balham so seconds from shops, restaurants and the tube. The two bathrooms are great and the lounge is comfortable.
What could be improved: The flat is RIGHT on the Trainline with the bedrooms at the back so extremely noisy. The tenants upstairs were also very loud and up until til the early hours which made sleep tricky!
The flat was not particularly clean (a box of old food on the side and fridge a pretty grubby) but more to the point the cleaner had left a bag of rubbish and a pile of dirty linen on the lounge floor. I tried to ring the host to see what I should do with it. No response. Emailed and didn’t get an answer until our last day (4 days later).

"A good place to stay for a family touristing in London."
Great location and neighbourhood. Fast and easy communication to central London.
What could be improved: The sofa bed had been mended before our arrival. It works ones you figure out how to stabilise it.

"Good value"
Very easy and simple to get into the building. Great location, right next to the train station so its a quick metro to practically anywhere. Apartment is very spacious, and beds are comfortable and pretty clean. Solid value
What could be improved: It is RIGHT next to train station. Very loud whenever trains are running. AC was not really working, so it was pretty hot all day and even into the night. Host didn't respond very quickly when questions were asked.
