Overview
First Impressions
THE ROYAL BOUTIQUE REGENT LODGE by LONDON , SLEEP 8 caught my attention immediately — not just because of that wonderfully over-the-top name, but because it actually delivers on the boutique promise. Tucked away on a quiet residential street in Hayes, this four-star property feels more like staying in a stylish London townhouse than your typical hotel. The moment you step inside, you realize this place was designed with groups and families in mind, with that “sleep 8” promise built right into its DNA.
The Space That Works
Here’s what I love about this place — it’s essentially a well-appointed apartment that doesn’t try to be something it’s not. The layout flows naturally, with multiple bedrooms that actually give everyone their own space (trust me, rare find in London). The living areas feel lived-in rather than sterile, and there’s a proper kitchen that you’ll actually want to use, not one of those sad hotel kitchenettes with a broken microwave.
Location Reality Check
Look, Hayes isn’t Zone 1, and that’s honestly part of the appeal. You’re about 30 minutes from central London via the Elizabeth Line, but you’re paying London suburb prices rather than Covent Garden prices. The neighborhood is quiet residential — perfect if you want to experience London like a local rather than a tourist. There’s a Tesco nearby for essentials, and honestly, having that breathing room after days of crowded attractions feels like a gift.
What Actually Matters
The beds are comfortable (I mean really comfortable, not hotel-brochure comfortable), and each room has enough storage space that you won’t be living out of suitcases. The WiFi works properly throughout — crucial when you’re coordinating group plans or just need to decompress with some Netflix. The heating system actually responds when you adjust it, which sounds basic but you’d be surprised how many London accommodations get this wrong.
Why Groups Choose This Place
Here’s the thing — finding accommodation for 8 people in London that doesn’t break the bank or force half your group onto air mattresses is genuinely challenging. This place solves that problem without compromising on comfort or style. You get the privacy of separate bedrooms, communal spaces where everyone can gather, and the freedom to eat some meals in rather than dining out for every single meal. It’s that sweet spot between a cramped hotel booking and an expensive short-term rental that actually works for how people travel together.
Hotel in London reservations surge before major festivals, so smart travelers lock in skyline rooms months ahead.
Guest reviews
"The property is a great place for stay. Highly recommended."
The house location, condition of property and furniture, comfy beds, and all amenities available. The host Amit was very warm and accommodating. The property is close to market and restaurants.
What could be improved: We had to ask for the internet password later, as it was not provided upon arrival and was also not posted or left on the property. No spare toilet rolls were provided, so we had to buy them ourselves. When raised this issue, the host apologised and informed that it was in the locked locker in the property but we had no access to the same.

"RUDE AND RACIST HOST, UNCLEAN, UNCOMFORTABLE PROPERTY, RIDICULOUS CHARGES SUMS UP THIS PLACE"
DO NOT MAKE THE MISTAKE OF BOOKING WITH THIS HOST AT ANY OF HIS LOCATIONS.
I have never written a review anywhere that l've stayed and l travel a lot (work purposes). I've never experienced the extremely rude service that I experienced here. I'll summarise below with evidence where I can.
1. After booking, I enquired just to make sure that there were sufficient toiletries and everything available, just a general enquiry without any controversial tone as it was not just myself but 4 others staying and I wanted to make sure we had everything we needed for staying. I have posted the absolutely unacceptable response. Notice the capital letters and annoyed tone as though it’s okay to answer a customer like this. This was a reg flag I should’ve paid attention to.
2. When face to face he acknowledged his rude response and tried to justify using previous guests as an excuse for being rude as they caused him issues, so he was angry with me for their mistake, does that sound like a good host?
3. When discussing parking I mentioned we might just park outside on Road, avoiding charging costs in a driveway part of a property where we’ve already paid a lot of money. That’s his choice to charge but be aware of this £12 per night charge, another way of milking the customer. Anyways, upon mentioning my intention to park outside he tried to rope me in with, and I paraphrase ‘I wouldn’t do that, there’s a park close by with black people in it and some people might scratch your car’, Gods honest truth and I challenge him to lie and deny this. The reality is his lies using some racism trope as bait is fearmongering, i saw no such thing during my 2 nights there and no cars were scratched when parked outside where one of the cars was.
4. 'it was not comfortable, mattress was awful, main windows in my bedroom were locked & wouldn’t open, dining room chair was broken, the water was fluctuating from extreme hot and cold.' relatives comment who stayed.
What could be improved: 5. I paid parking for 2 cars + deposit trusting if I only parked 1 car, he would kindly return the extra money. I told him at the time definitely one car. The day passed and while running around to get some food with family, I forgot to mention to him just 1 car, genuine mistake, by all accounts he had my number and could just call/message me to confirm, but he decided to charge without telling me instead.
6. In the property, all the family I was with were complaining of the boiling hot water while trying to shower, when I asked the host, he didn't bother to come and look but just said it’s all in good condition. Rather than have him accuse us like he did in his offensive message to me, I thought let’s just get through it as this host is extremely rude. They were not happy at all.
7. in image below, the bedding contained Stains and was unclean, disappointing when it was claimed everything is clean and fresh. I had to make other arrangements to sleep comfortably which I usually don’t mind but seeing how we were treated up to now, this was unacceptable. I didn't bother telling him cause he would somehow look to blame me.
8. We were leaving on the Sunday and being out for leisure, I expected he’d allow us some time to gather our things and leave for a decent time e.g. 11 or 12 o clock. Yet another charge. He slaps on a £50 charge late checkout anytime after 10am, literally milking from where there’s opportunity. I had to really go out of my way to push this charge down to £30 which he just about accepted. If you’re out for leisure and looking to relax and take your time, this is NOT the place for you.
9. He charged me a lot more than expected upon leaving and I queried why? that’s when he decides to tell me he charged for both cars, despite having my number and he could’ve called to confirm if I was parking there or not.
10. He is going over Booking.com head telling people to book with him DIRECTLY, THIS IS EVIDENCED! BOOKING.
