It’s not trying to be a hotel at all — and that’s exactly what makes it brilliant. This four-star property on Whittington Road feels more like staying at your incredibly well-equipped friend’s house, if your friend happened to have impeccable taste and a serious commitment to making sure everyone has space to breathe.
The Space Itself
Seven bedrooms might sound overwhelming until you’re actually trying to coordinate a large group trip to London, then it becomes genius. Each room has its own personality without feeling mismatched — I mean, you can tell someone put real thought into making this work for different travel styles. The layout actually flows well too, which isn’t something you can say about most large properties that feel like they were just cobbled together.
Where You’ll Want to Spend Your Time
Honestly, the gym was a pleasant surprise. It’s not some afterthought with a lonely treadmill — there’s actual equipment that makes you want to stick to your routine even while traveling. And the table tennis setup? Look, it sounds silly until you’re there on a rainy London evening and suddenly everyone’s getting competitive over ping pong. These aren’t just amenities listed on a website; they’re spaces you’ll actually use.
Location & Getting Around
Whittington Road puts you in proper North London, which means you’re getting the real London experience without the tourist markup. The area has that lived-in feel — corner shops, local pubs, people who’ve been here for decades mixed with young families. You’re not in Zone 1, but honestly, the transport links work just fine and you’ll save a fortune compared to staying central with a group this size.
Why Groups Love It
Here’s what I noticed — when you’ve got 18 people, the usual hotel experience falls apart pretty quickly. Tiny elevators, noise complaints, trying to coordinate breakfast times. This place sidesteps all of that. You’ve got space to spread out when you need it, common areas when you want to hang out together, and nobody’s giving you side-eye when your group gets a bit loud during game night. It’s the kind of setup that actually makes large group travel enjoyable rather than stressful.

"We enjoyed our stay!!"
We booked this house for our large family for the Christmas break and we had a great time. Ages spanned from babies under 1yr up to adults 60+ years of age and the house worked perfectly for what we wanted. A large living room so the kids could play with a good amount of seating, a good size garden, outhouse and plenty of bedrooms/ bathrooms with a range of beds in some rooms. Note there are 3 bathrooms in the house (2 are en-suite one on the very top floor) the other is in the outhouse in the garden. Separate toilet can be found downstairs.
It has great transport links so it was easy for family members to arrive by train, as well as a two car drive.
Kitchen had a decent amount of cooking utensils, but could have done with more as we were cooking Christmas dinner there. If you’re not doing much cooking then it’s more than enough. The same with the bins, we had lots of rubbish from drinks, food and presents so we had to do some runs to the dump as not all rubbish would fit in the bins provided. Again not a big deal, but worth a note.
There are two fridges in the kitchen which is great but two ovens would also be ideal given the size of the house. We did have some issues which we raised with Sam and they were resolved, he was easy to reach and was always happy to help. He also provided us with Christmas decorations and a tree, making our stay feel more homely.
We would 100% book this accommodation again. It suited our needs and is a great price.
What could be improved: Kitchen cooking facilities could be bigger/more but read above

It is huge with so many beds. We really liked it.
What could be improved: Just some maintenance issues that can be sorted out for sure. Shower door unsteady, more fan during the summer.

Location close to subway station and train station. Quiet neighborhood. Shops nearby. Spacious. Kitchen well equipoed.
What could be improved: Access to bathrooms - except one (ground floor), all others are inside bedrooms, so there are bedrooms (rooms) with no access to a bathroom at same floor. Heating equipment not functional in all rooms. More adequate furniture in the livingroom (sofas, chairs) would be welcomed for large groups.

Spacious space that could definitely accommodate with 4 to 5 families, sufficient rooms and space for storage
The own gym and table tennis room which allows the kids to do some exercises, had so much fun.
What could be improved: Takes quite a while to heat up for the electric stove, has to start cooking much earlier prior to meals time (consider cooking for a big group of 13 people)
Also, the boiler can cause really hot and cold fluctuations in the showers.

We stayed as a family of 17 (including children) and the house was perfect for us. Everything was very clean and cozy, and we really enjoyed our stay. The host was very kind and helpful.
