The gated development gives you that extra bit of security and quiet that’s honestly hard to find in London these days.
The Space Itself
Walking into apartment 35, you’ll immediately notice how much space you actually have to spread out. The three bedrooms mean you’re not tripping over each other’s luggage, and there’s a proper kitchen where you can make your morning coffee without paying hotel prices. I mean, when you’re staying in London for more than a few days, being able to cook some meals makes a real difference to your budget. The layout feels practical rather than fancy, but that’s exactly what works here.
Location & Getting Around
Leytonstone might not be Zone 1, but you know what? That’s actually part of the appeal. You’re far enough out that you get more bang for your buck, but the Central Line connection means you can still get to Oxford Circus in about 20 minutes. The neighborhood has that residential London feel — proper local pubs, corner shops where the owners remember your face, and streets that aren’t crawling with tourists taking photos every five minutes.
What Makes It Work
The gated development aspect really does make a difference, especially if you’re traveling with family or a group. There’s dedicated parking (and trust me, finding that in London is like striking gold), and the whole setup feels secure without being stuffy. The room sizes are generous by London standards — you can actually open a suitcase without having to climb over it to get to the bathroom.

"Nice apartment in quiet neighborhood."
We liked the neighborhood. Smack in the middle of a park, close to metro and bus stops. Some reviewers didn't agree that it's close to the metro. We are all different of course but a 10 minute walk isn't far in my book. There is an alternative, a bus stop right outside that takes you all the way to the metro station. Great when it rains.
We liked the well working appliances. Dishwasher, washing machine and tumble dryer.
The beds were surprisingly comfy.
Off street parking is worth a lot.
What could be improved: On the down side, the kitchen could use some additional things. Large knives, new cutting boards and large bowls were things our family felt were missing.
Others have mentioned the cleanliness and the general state of the apartment. We agree that it could use some fixing up. It could look great with not too much effort.
But it's not a show stopper. Everything worked as intended.
The apartment was clean enough, but not spotless.

"A nice place just needs a bit of tlc"
The flat was clean and tidy in a great location
What could be improved: A few repairs needed on the flat. Toilet seat was loose, sofa was broken at one end, chair was held together with one screw. Door handle had no screws so fell off.
A few more cups would of been good as it sleeps six people but only 3 cups. Mirrors and drawers or dressing table would of been good in the bedrooms Plenty of everything else though

"Good value for money, safe, secure with free parking space - good location for Olympic Park event."
We have visitied before so knew how to get the keys for the automatic gates - it would still be better to mention that the gate keys were in the lock box at the front door.
What could be improved: It could do with a little refresh - we arrived late and elft early, so not essential to us but would make a positive difference.

"Very good"
The property was a good base for use, we travelled down for a concert at Tottenham stadium and it was only a few miles away. Enough space for 2 adults and 3 teenage girls. Beds were comfortable, rooms were clean and there were enough utensils for our one night stay.
What could be improved: Not really a negative but we travelled on a weekend when the temperature was 31°, there was only one fan in the whole property which we had in the main bedroom overnight so the rest of the property was very stuffy, a couple of little fans for the other two bedrooms would have been great. The nets in the living room are a little tired, holes in etc which makes it look uncared for but it's nothing that affected our stay.

"Good value, good location"
Great location with easy access to a Tube station for a trip to London Stadium.
What could be improved: Could have done with a bit of detail of where on the complex the apartment is and that one of the keysafes is redundant. Would have been tricky if it was dark, or if a solo traveller would mean leaving your car to block the narrow access road approaching the security gate. Another resident pointed us in the right direction.
Given the emphasis on rubbish deposal etc, I expected the cleaning to be spotless. It was fair, but I found an empty water bottle from the previous person by the side of the sofa, and the bathroom floor could have been cleaned more thoroughly (hair/dust in the corner when the door was shut). Bathroom could do with a little TLC, hence a 'good' rating.

"Good value, easy to find, safe and secure with good parking facilities - plenty of space for 4."
Easy to find the property, safe/secure location, parking was great and plenty of it, price was good in this location + internet easy to log onto
What could be improved: Struggled to get through the electric gates with the car - would have been good to know the gate key fob was on the property keys in the lick box at the apartment. Needs a lick of paint to make it a little smarter.

"Comfy and spacious apartment tucked away in north London"
Quiet location, spacious, comfy, good value for money, helpful staff.
What could be improved: Was a bit damp and musty when we first arrived. Easily resolved with an air freshener or two.
The security deposit process was a bit clunky but ultimately worked fine.
Some more instructions would have been helpful - eg how to access the gated parking when you first arrived; how to work the hot water and heating.
A few extra items in the kitchen wouldn’t go amiss - eg some trays for the oven.
