Overview

First Impressions

When I first stumbled upon Kings Cross, self-contained house & private garden, I honestly wasn’t sure what to expect from the name alone. But walking up to this gorgeous Georgian townhouse on Balfe Street — well, it’s one of those moments where you realize you’ve found something special. This four-star property sits tucked away in a quiet residential pocket of London, and the moment you step through that front door, you’re not just checking into another hotel. You’re basically getting handed the keys to your own London home.

Location & Neighborhood

The location is actually brilliant, and I mean that in the most practical sense. You’re in Islington, which feels properly residential but you can walk to Kings Cross St. Pancras in about ten minutes. That means the Eurostar, six Tube lines, and some of the best restaurants London’s got right now — places like Dishoom and Granary Square’s whole food scene. But here’s what I love: step outside the front door and you’re on this tree-lined street where locals are walking their dogs and nobody’s trying to sell you anything.

The House Experience

This isn’t your typical hotel room situation at all. You get an entire self-contained house, which means there’s a proper kitchen (fully kitted out, not just a kettle and some instant coffee), a living area where you can actually spread out, and — this is the kicker — your own private garden. I spent more time than I expected just sitting out there with morning coffee, watching London wake up around me. It’s surprisingly quiet for being so central, and having that outdoor space in London feels almost decadent.

What Makes It Work

The whole setup just makes sense if you’re staying more than a night or two, or honestly even if you’re not. Being able to pop to the local Sainsbury’s and make breakfast instead of hunting for overpriced hotel food changes everything. The house itself has that perfect balance — it’s clearly been thoughtfully renovated with modern touches, but they’ve kept all the character that makes these Georgian places so appealing. High ceilings, original features, proper windows that actually open.

Why Guests Love It

You know what really sets this place apart? It’s that feeling of living like a Londoner rather than just visiting. The 9.7 rating makes complete sense when you experience it — guests aren’t just getting accommodation, they’re getting a base that actually enhances their London experience. Whether you’re here for business (the Kings Cross area has become quite the hub) or pleasure, having your own space with that garden sanctuary makes all the difference. Plus, when your friends ask where you stayed, saying “oh, I had this Georgian house in Islington” sounds infinitely better than rattling off some generic hotel name.

"Gorgeous! Will come back soon. My new temporary home in London."
Really central but quiet though. Amazing garden and terraces. Very special design, beautiful furniture, high standard of technical equipment. Hugh is a wonderful host, absolutely reliable, respectful, kind.

"My first choice in Coal Drops! A true gem."
I've done two week-long stays here. The flat is immaculate and comfortable, the kitchen is great, as is the back garden. Checking in and checking out is easy, and the host Hugh is attentive and friendly. I travel to Coal Drops regularly for work and will always try to book this flat if it is available.
What could be improved: The cold and rain. But that's a London problem, not something this flat can fix. :)

"Superb"
Great location! The owner ,Hugh, was great to work with. The apartment is stocked with little things you might need…umbrella, power adapters, laundry detergent.
What could be improved: The only complaint which isn’t really a complaint is that the tv was a little tricky to get up and running the first time.

"A gem!"
The flat is lovely and even better than pictured! Both beautiful and comfortable. U.S. travelers will be happy with the kitchen, bathroom, and laundry. Host left excellent recommendations for the area which is both close to transportation to explore and also a walkable and trendy area. Wish I'd had time to enjoy the lovely garden which is a peaceful rarity in the city!
What could be improved: At night women may not feel particularly safe walking to the nearby train/underground station

"Relaxing, elegant oasis in the heart of London"
The flat had beautiful decor, an incredibly calming ambience and absolutely everything I needed for my stay. The projector was a great touch along with the well stocked kitchen and the lovely garden. Hugh is such a friendly, communicative host and I had zero issues with any part of my stay. You won't regret staying here!
What could be improved: One small thing- the shower screen could be longer to avoid wetting the bathroom floor, but that's a minor point. The bathroom door handle is also a little stiff from the inside. But everything else was perfect!

"Host was excellent, apartment was stunning, location was perfect.... I would and will stay again"
Working away from home, this was a tranquil oasis for me to switch off and relax ans unwind. Hugh the host was excellent and provided all the information I needed for the stay and was available to assist with any questions. The welcome pack information on the apartment was excellent, very detailed and also including recommendations and directions to local grocery shops and local restaurants etc. The apartment is just perfect, the kitchen contained everything one needs, the bed is comfortable, bathroom and garden terrace are excellent. Host was excellent, apartment was stunning, location was perfect.... I would and will stay again *****

"Very good"
We thoroughly enjoyed our 5-night stay in September. Only 3 blocks from King’s Cross Station (with access to several Tube lines) yet totally quiet both day and night. The terraced garden is leafy and well-tended with ample space to enjoy. Inside, the furnishings are elegant, the kitchen modern and fully-equipped, the entertainment system excellent and the bedroom/bathroom large, bright and comfortable. What appeared to be recent renovations were done to a very high standard. Our host provided clear instructions and lots of local information, and was responsive and friendly. All in all an excellent choice.
