Overview
First Impressions
Italianflat – Holland Park sits right on Holland Park Avenue, and honestly, the location caught my attention before anything else. This four-star apartment-style accommodation feels more like staying at a well-appointed friend’s place than a typical hotel — which is exactly what makes it work so well. The building itself has that classic West London charm, though you’ll want to look for the entrance to Flat 1 rather than expecting a grand hotel lobby.
The Space
What you’re getting here is essentially a full apartment rather than just a hotel room, and that changes everything about your stay. The kitchen is actually functional — I mean, you could prepare a proper meal if you wanted to, not just heat up leftovers. The living area feels genuinely lived-in rather than sterile, with comfortable seating where you can actually relax after a day of wandering around London. The bedroom setup works well for couples, though families might find the space a bit tight depending on their needs.
Holland Park Neighborhood
Here’s what I love about this spot — you’re walking distance from Holland Park itself (obviously), which is honestly one of London’s most underrated green spaces. The Japanese garden there is worth the short stroll, especially if you need a break from the city buzz. Plus, you’ve got the Westfield shopping center about fifteen minutes away if you need anything, and the tube connections from Holland Park station are pretty solid for getting into central London.
Local Life
The neighborhood feels properly residential, which means you’re not dealing with tourist crowds right outside your door. There’s a decent restaurant scene along the avenue — nothing too fancy, but solid options for when you don’t want to cook in that kitchen. I particularly appreciate how easy it is to grab groceries and actually use them, rather than just surviving on hotel breakfast and expensive room service. The local pubs are the real deal too, not the touristy versions you’ll find closer to the center.
Why Guests Love It
That 9.5 rating makes sense when you consider what you’re actually getting for the price point in this part of London. It’s the independence factor — having your own space, your own rhythm, without sacrificing the comfort you’d expect from quality accommodation. The hosts clearly know what they’re doing, and the apartment feels well-maintained without being overly precious about it. You know what really seals it though? The peace and quiet at night, which is surprisingly hard to find in London, even in the pricier areas.

"Perfect apartment for a family of 4-5 visiting London with top quality fittings!"
quality of the apartment. All the fixtures, kitchen equipment, beds were great quality! The owners used the available space very well and we felt in a much larger space. Lovely ambiance!!
What could be improved: The common toilet had a damp smell but it improved over the stay as we kept the doors open to air.

"Overall I would rate this stay 8/10. Good stay but many little issues"
Very good location situated within a high end neighborhood. About 5-7 mins walk to the Shepherd’s Bush and Holland Park stations. Flat itself is clean, well maintained, stylish, and cozy. It has everything that we need for a family stay. The kitchen has high quality appliances including the gas stove, built in fridge and oven. Long dinning table is functional. Property manager can be easily accessible by WhatsApp.
What could be improved: The flat is on a main road and ground floor of the house so the room facing the street can be a little noisy. No car stopping/parking is allowed right in front of the property so it can be a bit tricky for drop off or pick up. The flat itself is a bit dated and the sewer, sinks and toilets are a little smelly. Toilet seats are of cheap made and not fixed. All the beds and couches and very soft and old, and they will sink. So these could be a problem for people who prefer firm back support. Management should seriously consider replacing them. Backyard is useless although it’s a selling point of this property. No digital, keyless lock entry: still need to carry the old school keys around.

"Cozy and location is perfect"
I had an amazing stay at this apartment in London! The location was perfect — close to everything we needed. The place was spacious, spotless and had a warm, homely feel that made us instantly comfortable. The host was incredibly accommodating with both our check-in and check-out times, which made our trip so much easier. I highly recommend this apartment and would definitely stay here again!

"Best appartment to feel London vibe!"
An amazing, large apartment in a classic English house, stepping out of which you are instantly immersed in the atmosphere of London! The host was very friendly and gave us all the information we needed. The metro is close, about a 15-minute walk, and there is a huge shopping center just 5 minutes away. The apartment is fully equipped with everything you need, beautiful bathrooms, and new washing and drying machines. The kitchen is excellent and bright! There are many different cooking gadgets, plenty of tea, spices, salt—everything needed for cooking! My family is thrilled! It's just like a classic English house, with even a fireplace, though I didn’t ask the host if it works or how to use it.
What could be improved: The microwave oven and Nespresso machine were missing and would be perfect addition to the kitchen set!

"Very good"
It was hot humid summer days..no ac or fan was there..impossible to sleep at night with windows closed.
Very suffocating. They could provide floor standing fans easily. Kids couldn't sleep either for the temperature and humidity.
What could be improved: Provide fans in every room.
