But stepping into this three-star gem on Holders Hill Avenue completely changed my perspective. The owner has done something really clever here, transforming what could have been a cramped underground room into a surprisingly bright and welcoming studio that feels way more spacious than you’d imagine.
The Space That Works
What strikes you immediately is how thoughtfully everything’s been arranged. The studio manages to pack in all the essentials without feeling cluttered — there’s a proper sleeping area that doesn’t compromise on comfort, and the kitchenette setup is actually quite functional for preparing simple meals. The ceiling height is better than most London basement conversions I’ve seen, and they’ve used mirrors and lighting really well to keep things feeling open.

Here’s what locals know about Hendon that most tourists don’t — it’s genuinely well-connected without the chaos of central London. You’re about twenty minutes from the West End by tube, but you can actually sleep at night without sirens and drunk people yelling outside your window. The area around Holders Hill Avenue is residential and safe, with that proper London neighborhood feel where people actually know their neighbors.
Practical Considerations
The parking situation is decent for London standards — there’s usually street parking available, which honestly surprised me given how impossible it can be elsewhere in the city. The studio comes with everything you need for a few days’ stay, though I’d manage expectations about storage space if you’re traveling with multiple large suitcases. The Wi-Fi is solid, and the heating works well, which matters more than you think in a basement space.

You have your own space and your own private entrance , great bathroom with a loverly powerful shower with endless hot water and self catering kitchen. The host was so helpful and a pleasure to meet.

The host was unbelievable. I had all the info sent to me before I arrived, keys for access, wi fi password, I arrived and everything was in place, the apartment was clean and just as advertised. Any queries I had were answered and addressed very fast. I will definitely stay here again and highly recommend.

The flat is cozy, newly renovated, nicely decorated. The owner is very helpful and pleasant and was available to our needs. We would definitely come again when we are in London.

"Avoid Avoid Avoid!"

What could be improved: I booked a 25-night stay (4th-29th Aug 2025) at this property which was advertised as a "Hendon Basement Studio…Private apartment in building", meaning that I would have exclusive use of the studio apartment. The apartment is at basement level accessed by the garden patio doors at the rear of the property. There was an internal door at the top of the stairs inside the basement studio which gave access from the main house upstairs, but this door remained locked with only the Host having a key. On the second day of my stay (5th Aug 2025), an unauthorised individual/s entered the property without my knowledge/consent while I was at work. This was evident to me immediately upon my return as the room light was on (it was off when I left), my personal belongings were moved and the internal door (that was supposed to be locked) was open. I took photos as evidence. When confronted, the Host denied any unauthorised entry but the evidence was irrefutable, especially given that she admitted to leaving the key in the door, thus permitting access to the apartment for any person/s in the main house upstairs. She also tried to blame me for the internal door being open, a door that I had no access to! She also claimed that the light switch upstairs controlled the light in the basement but, when demonstrating this to me, it was not the same light. Disappointingly, I also did not have exclusive access via the patio doors at the rear of the property as the Host later disclosed that a man lived in the garden, something I was not privy to beforehand. During our discussions on the date of the incident, The Host admitted to having CCTV of the door in question and agreed to send me a copy to alleviate my concerns. She did not fulfil this request. If she had nothing to hide, why not share the CCTV footage? Given the clear invasion of my privacy, which made me feel extremely uncomfortable and unsafe as a lone female, I packed and left that very evening.

I had business to do at the nearby university, so this was the reason for my choice. The flat was walking duistance from the Uni.
