Overview
First Impressions
Walking up to Hathaway guest room on a quiet residential street in Greenford, you’d honestly be forgiven for thinking you’ve got the wrong address. This unique boutique hotel without official star rating sits tucked away in Hathaway Gardens — no flashy signage, no uniformed doormen — just this charming converted property that feels more like you’re staying with a well-traveled friend than checking into a traditional hotel. The whole approach is refreshingly low-key, which I mean, is either going to be exactly what you’re looking for or completely throw you off if you’re expecting something more conventional.
The Space Itself
Inside, the room has this cozy, lived-in quality that manages to feel both personal and professional at the same time. The owners have clearly put thought into the details — decent linens, thoughtful lighting, and furniture that actually looks like someone chose it rather than ordered it from a hotel catalog. You know what struck me most? The space feels authentic to the neighborhood, not like some corporate chain dropped a cookie-cutter room into West London.
Location Reality Check
Let’s be honest about Greenford — it’s not exactly central London, but that’s actually part of its charm. You’re looking at about 30 minutes on the tube to get into the heart of things, which isn’t terrible if you’re planning to spend your days exploring the city anyway. The real advantage here is that you get a genuine slice of residential London life, complete with local pubs and that corner shop where the owner will remember your face after day two. Plus, the Piccadilly line runs pretty regularly, so getting around isn’t the hassle you might expect.
What Makes It Work
The thing about boutique places like this is that they live or die on the personal touches, and honestly, this one gets it right more often than not. There’s no 24-hour room service or concierge desk, but there is someone who actually knows the area and can point you toward that brilliant curry house down the road that doesn’t show up on tourist websites. The whole experience feels more like a well-run guesthouse than a hotel — which, depending on what you’re after, could be perfect or completely wrong for your trip.
Why Guests Love It
Look, if you’re the type of traveler who needs everything to be five-star perfect, this probably isn’t your place. But if you want something with character that won’t completely drain your travel budget, and you don’t mind being a bit outside the tourist bubble, it’s actually a pretty solid choice. The 7.7 rating makes sense — it’s good at what it does, just don’t expect it to be something it’s not. Most people who end up here seem to appreciate the authentic neighborhood vibe and the fact that you’re getting decent value in a city where hotel prices can be absolutely brutal.

"A great place to stay, well worth it."
A refreshing change to find a kettle, tea bags, coffee, milk, cups, bottled water and chocolates in the room upon arrival. Cannot beat a nice brew upon arrival. I have been in more expensive rooms that don't provide this.
Booked this room to attend a wedding was happy to find there was an iron in the room too, needed it too after my flight. The house lady I met was so nice and pleasant. Range of towels supplied but no shower soap.
What could be improved: Only bad points could do with lining around the door, door rattles with draught, shower is quite small, bashed my elbow on shower whilst turning, thankfully, no harm done. No shower soap so bring your own.

"Immaculately clean."
Immaculately clean even in the communal shower room and kitchen. Nice touches of snacks, breakfast cereal and tea and coffee although kettle in the kitchen not in the room. Crisp clean linen and blanket. Fluffy good sized towels. Code for key lock sent early ( make sure they have your mobile number on your account)so booking in time does not need to be very specific. Key for front door and room given.Very quiet area. Comfortable bed.
What could be improved: The listing was not particularly clear on what facilities were shared and how access would be gained ( had to message about this). A description of the property would be helpful. Semi detached house, side gate, up steps. Not easy to see number of house but bins outside with number on.
No TV.

"Very good"
Owner was really courteous, went beyond all limits to help us
What could be improved: We had booked this place using booking.com. To my surprise as per information given to us they did not inform owner about our booking. Such messes up administration. How's that even possible with prepaid bookings!!!! But it was so nice of owner to clean and arrange things in span of minutes and help us settle in.

"Exceptional"
The location was perfect for me as I needed to be just around the corner. Aside from that, the residence is next to Castle Bar Station, meaning one can get into Central London very quickly, as well as being near 24hour bus services to Ealing. The host was very accommodating, going out of her way to help when there was a small issue.
What could be improved: If I could ask for one thing, it would just be an extra sentence on how to access the property / check in.

Nice and quiet location for the price and not far from the train station.

"Clean, tidy and modern."
A very comfortable room with everything I needed, including tea, coffee and sugar. Good WiFi and a little kitchen. I just needed one night but it would be a good base for visiting London.
What could be improved: I would have preferred a message via text, as I can't always access Booking.com on my phone, but other than that, everything was fine.

"Comfy bed, clean room, shared bathroom"
Very comfy bed and quiet location
What could be improved: It wasn’t clear that the facilities were shared. I couldn’t get the shower to work and there was no hot water. It was clean but not spotless.

"Very poor"
What could be improved: We thought we were getting a guest house, not a room in a shared house. This is way off from what was advertised

"It wasn't a pleasant stay. On the 4th night the lock on the door was jammed and was unable to open."
It was quiet place to stay
What could be improved: Cigarette smoke smell
Other sharing guest eating your food from the fridge
Room was dirty with unnecessary items
No room to hang the clothes in the cupboard as there was an old TV and Iron
