You know exactly what you’re getting here: a proper room with everything you need, just steps from one of South London’s busiest transport hubs.
Location Perks
The location is actually brilliant if you think about it — Tooting Broadway station is literally around the corner, which means you’re connected to central London in about 20 minutes on the Northern line. But here’s what I really appreciated: this part of Upper Tooting Road has that genuine South London energy. There’s a 24-hour Tesco just down the street, proper curry houses everywhere (this is Tooting, after all), and you’re far enough from the tourist crowds to feel like you’re experiencing real London life.
The Room Experience
Room 15 became my temporary home base, and I’ve got to say, the “full equipped” promise delivers. There’s a kitchenette that’s actually usable — not just a mini-fridge and a kettle, but proper cooking facilities if you want to grab groceries from that nearby Tesco. The setup feels more like a compact apartment than a traditional hotel room, which makes sense given the location and style. Everything works, everything’s clean, and you’ve got the essentials sorted without any fuss.
Neighborhood Character
What struck me most was how this place captures the real spirit of staying in London rather than just visiting it. You’re in Wandsworth, technically, but it feels like Tooting through and through. The morning routine involved popping downstairs, grabbing coffee from one of the local cafés, and watching the neighborhood wake up. There’s something satisfying about staying somewhere that locals actually use too — the transport links, the shops, the whole infrastructure is built for people who live here, not just tourists passing through.
Why Guests Love It
Look, this isn’t going to be everyone’s cup of tea, and that’s fine. But if you want a base in London that’s practical, well-connected, and gives you space to breathe, it makes perfect sense. The value proposition is straightforward: you get a fully functional space near excellent transport links in a neighborhood with character. No pretense, no inflated expectations — just a solid option that does exactly what it says on the tin. Sometimes that’s exactly what you need in a city like London.

"A mixed bag. Not what we expected but adequate."
The room and shared bathroom across the hall were clean. It was roasting in the room but a fan was provided which we were very grateful for.
Check in was via a key box so we never met our host but when I text to see if we could stay a little later than 12 o clock check out time (due to our flight being later in the day) he said we could stay until the cleaners arrived.
The price was good. We were in Tooting for a family event so we were close to where we needed to be and the location was perfect for that. For the price, I'd stay again if we needed to be in Tooting but not if I was there for a holiday.
What could be improved: The hallways, stairs and common areas were dirty. It wasn't really clear before we arrived that it was a tiny bedsit we'd be in. We were only staying for a weekend and so had no need of the kitchen area and I'm glad of that because it's a shared kitchen and it was pretty manky. Bins were full and the area around them was dirty.
There was an old matress up against the wall just inside the external door downstairs. Probably outside our host's control but it didn't do much for first impressions.
The instructions with the codes for the doors and key box etc were VERY late arriving on Friday night. We didn't get them until around 11:30pm. It turned out that due to transport disruptions we were very late arriving ourselves anyway so it didn't end up being a problem but we had been due to arrive at about 10:30pm.

"Great room, location, and price"
The room was great. We were able to extend our stay an extra 2 nights, and we would have booked longer if we could
The TV, fridge/freezer, microwave, and kettle in the room were a great touch to our stay.
The layout of the bathroom, kitchen, and room were fantastic
The location was fantastic, as it was in the heart of Tooting, close to shops with plenty of food options.
Any enquiries that we had were answered right away.
Would love to rent long-term if it was available as we had an urgent family crisis and had to flee our previous home.
What could be improved: Sharing the kitchen facility was good, though the bin was filled with flies and was not cleaned throughout our stay, which made us use the cooking facility less.
The shared bathroom with another room was not a joy due to them leaving stinky wet towels in there.
The wifi would disconnect a few times during our stay.
The postcode kept sending Uber Eats deivers to a restaurant on the main road, even when I would write a description of where to go. I still had to go to the main road.
There were empty bottles left in the top drawer, which was not emptied before we had checked in

"Good value for money"

"Room good, building not so much."
Room was very clean, good size. Beds comfortable, though the pillows were very thin and could do with replacing. Appreciated having a fridge in the room.
Wifi signal strong, router on each floor.
What could be improved: The individual room listing is misleading. This is not actually an apartment, but a room in a shared flat (think halls of residence, with multiple rooms on a shared corridor) with a shared bathroom and kitchen.
It also doesn't mention this room is not just upstairs, but 3 floors up multiple flights of stairs. I use crutches and would not have booked this if it had been clear.
Wifi was good, but not happy with the router on our floor being rested on the fire extinguishers. This is not safe, and probably not legal!
Entry hallway and stairs desperately needed cleaning, smelled bad and almost put us off staying. Looked like dropped sauce/food, also piles of mail left on the first set of stairs.

"Relaxing place to stay"
The room was super clean and the bed was comfortable! We had everything we needed — there was a refrigerator, a microwave, and a kettle, which was very useful. The shared kitchen was also clean and had designated spaces for some room. Very nice place to stay — totally recommended!

"Not recommended, especially for women"
The room itself was clean enough.
What could be improved: The shared bathroom is theoretically only shared among two rooms. However, it was still occupied most of the time and sometimes, when we were using the bathroom someone would unlock the door from the outside and try to come inside anyway.

"Cómoda y cálida estancia en Tooting"
La habitación es muy completa, con la pava eléctrica y el microondas. Las camas son muy cómodas, todo perfecto.
What could be improved: La cocina estaba sucia, y eso causó que no la usemos. Sé que es algo atribuible a los demás clientes, pero quizás con un poco más de mantenimiento mejoraría.
