This five-star luxury property doesn’t feel like your typical stuffy London hotel at all. Walking up to 22 Roupell Street, I actually had to double-check the address because you’re stepping into one of those gorgeous Victorian terraced streets that most tourists never stumble across.

Honestly, Waterloo is having such a moment right now, and this corner of London proves exactly why. Roupell Street itself feels like a movie set — all cobblestones and period architecture — but you’re literally a five-minute walk from the South Bank. I mean, you can practically hear the buzz from Borough Market, and the London Eye is right there when you want that classic tourist moment. The fact that you’re tucked away on this quiet residential street while being so central? That’s the kind of insider knowledge that makes a trip.
The Space
The four-bedroom setup is genuinely perfect for groups — I’ve stayed in plenty of places that claim to be “group-friendly” but this one actually delivers. Each room has been thoughtfully designed with proper storage and comfortable beds, not just squeezed-in bunks. The main living area flows beautifully, and there’s this gorgeous kitchen that’s actually functional (you’d be surprised how rare that is in London rentals). The design aesthetic walks this perfect line between luxury and livability — think carefully curated vintage pieces mixed with modern comfort.
The Details That Matter
What really sets this place apart are the little touches that show someone actually thought about how people travel. The WiFi is properly fast, there’s decent parking nearby (miracle in central London), and the whole place feels like it’s been lived in and loved rather than just decorated. The bathrooms are luxurious without being over-the-top, and honestly, the water pressure is better than most five-star hotels I’ve experienced. A beautifully presented House that felt like home — spacious, quiet, and ideal for families like us, parents with kids and friends kids, all in all 8. Great location with easy access to transport and riverside walks. Thoughtful touches like quality linens, strong Wi-Fi, and a peaceful garden made our stay effortless. The host was responsive and welcoming throughout. We’d gladly return.

Great stay in a super central location, with shops, pubs, and transport nearby. Easy to get to Oxford Street and Covent Garden, and you can walk to the London Eye and Big Ben. The place was clean, stylish, and perfect for our group, with lots of space to hang out and really comfortable beds. The private outdoor area was fantastic for relaxing after a day out. Quiet street but close to everything, would definitely book again!

The location and property are both fantastic, and responses from property owner/representative were immediate (and patient)!
What could be improved: The one and only blip was the process of getting the keys. The address listed is not the same as the actual property, which is what our driver was told. The actual address wasn't provided until about 10 minutes prior to arrival, again confusing our driver. After a long day of travel, it didn't seem appropriate to ask us to then walk to a different address (about a block away) with our luggage in tow. Thankfully, our driver extended the drop-off point to the newly-provided address. We were instructed to meet a representative at a nearby pub who would then let us into the property, but when we arrived, the pub was closed. The representative that eventually met us was fantastic, helpful, and friendly, however, and at each point, responses from the property representative team (via WhatsApp) were very prompt.

The host was super helpful, meeting us at an easy to find location and walking us to the property. Showing us all the facilities at the house.
There was ice in the freezer and plenty of tea and coffee facilities. Everything was spotless and there was more than enough glassware and crockery for our party of 8.

Beautiful apartment with bonus of outside terrace, space to enjoy a morning coffee or evening glass of wine after a busy day in the City. The apartment was spotless, beds were super comfy and the children were delighted to be able to watch Netflix at the end of a busy day. Djan the owner was excellent, friendly, helpful and very responsive. Excellent location to enjoy the sights of London. Would definitely recommend!

"A nice spacious home with all the comforts - highly recommend."
What could be improved: We had a problem with the hot water heater. In the end though it was resolved after we did not have hot water for 24 hours -we made the best of it. For future reference the person on call at the weekend just didn't seem to have the authority to make it happen faster, and coordinate with us a time that we could be there to explain what we were finding. A bit frustrating although they did always communicate when contacted, so this is more serving as feedback to the hosts than future renters. We would absolutely stay again!!!!!!!

"Spoiled by the bad behaviours and processes of agents/owners holding onto customer cash."
The location and apartment was suitable. A number of the blinds were broken, which I pointed out on arrival - they were still not fixed (safety hazard with chords hanging down). Unfortunately, the agents were the worst service I have ever had the misfortune to deal with. I travel all over the world and was continually harrassed by them (up to 5/6 text messages a day!).
What could be improved: The apartment was fine. However, the agent from the commencement of our booking first of all demanded the full rental payment up front (£5K, plus a £500.00 deposit). They threatened to cancel the booking referring to their terms and conditions. Upon reviewing these - it clearly stated on the booking pay on arrival, but the deposit was to be with them 5 days before arrival. Pointed this out and paid the deposit before we seen the property. In terms of returning our deposit - I had to chase this up and again, they state deposit returned within 7 banking days). Effectively they hold onto the cash deposits for nearly3 weeks. This cannot be acceptable?
