Honestly, when I first walked up Hermitage Road, I wasn’t sure what to expect from this unique boutique hotel — it’s tucked away in a converted Victorian house that looks like it belongs to a local family rather than tourists. But that’s exactly what makes it work.
The Space
Inside, you get a proper three-bedroom setup that feels more like staying at your mate’s place than a traditional hotel room. The kitchen is actually functional — I mean, you can cook a real meal here, not just heat up instant noodles. Each bedroom has its own character, with mismatched furniture that somehow comes together in that effortlessly cool London way. The living area connects everything nicely, and there’s enough space that you won’t feel cramped even if all three bedrooms are occupied.
Location & Neighborhood
You know what’s brilliant about this spot? You’re right on the border between Hackney and Harringay, so you get the best of both worlds. Finsbury Park station is maybe a 10-minute walk, which puts you on the Piccadilly line straight into central London. But the real gem is the local scene — there’s this fantastic Turkish bakery just around the corner, and Green Lanes with its incredible Middle Eastern food is practically on your doorstep.
What Makes It Special
The owners clearly understand that travelers want authenticity over polish. Sure, it’s not fancy — there’s no concierge or daily housekeeping — but it’s got something more valuable: genuine local character. The neighbors actually wave hello, there’s a proper pub within walking distance where you can grab a pint with locals, and you’ll discover coffee shops that haven’t been Instagram-ified yet. It’s the kind of place where you accidentally end up having conversations with the corner shop owner about the best bus routes.

"Modern clean flat in fairly quiet area with comfortable beds, all we needed for short stay with a responsive host, would"
The location was fairly good for us attending a concert in Tottenham hot spurs stadium, (20 mins tops in an uber), also considering it was in a city it was a fairly quite area especially at night so even with the windows open we slept well even on the sofa bed, we did find all the beds comfortable.
The flat is pretty modern in a clear and simple way which makes it easy to keep clean.
There was plenty of hang space in the wardrobes. The kitchen was well equipped and even had an air fryer.
The host responded well with me also.
It was also good it had an extra separate toilet even though it was a very small narrow room it was good to have with 4 of us staying.
There were lots of plugs in most of the rooms and there were even fans provided which was great in the extreme temperatures we had.
The blinds were blackout which is great and easy to use.
What could be improved: We booked this property for the on street parking with parking permit but unfortunately when I called a few days before our stay to check on everything I found out that they didn’t currently have the parking permit so I had to last minute scramble to find safe parking near by. The host did offer me a parking permit for of street parking at another of his properties in Camden Town which he said was a 15 minute walk away but unfortunately for us that was no good as I’ve recently had a heart attack and can’t be wheeling a suitcase across London, I did find parking on someone’s drive just round the corner , but I think it would be good to either take of the listing that it has parking until new permit is obtained or let customers know in advance that the situation has changed because if I hadn’t called we would have arrived in a car with no where to park it and had that stress on arrival after a long drive.
Also the dining table and chairs were really wobbly and need tightening or replacing and the seal on the shower door was loose but again that’s an easy fix and just something from wear tear.
The front door is very temperamental and trick which was a little worrying late at night if we were gonna be able to get in but I did feel confident that if we had any issues Chris the host would answer and respond to me quickly and sort things out.
Tea towel and had towel in kitchen would have been good especially when trying to get hot things out the oven.

The staff look after the place, Christian is exceptional , did everything to make our stay more enjoyable. We were very happy with the service Christian provided .

Clean and comfortable. Windows to open. Convinient and safe location near big grocery store.
What could be improved: Washing machine smelly/dirty. Only teflon saucepans. Parfym sticks.

"Nice place"
Its a new apartment, very close to public transport. Apartment was well equipped with all essentials and well maintained. Its on the first floor - short flight of stairs).
Chris was super quick with his responses.
Overall a great place to stay in London if you need a big place in an accesible location at value for money prices.
What could be improved: The doors should have stoppers

What could be improved: Get beter sofa in front of tv.. This folding bed in front of tv is painful to sit on longer than 10 minutes

"Modern and quiet flat within good distance to central London."
This modern and clean flat is perfect for a short to medium stay in London. It is equipped with comfortable furniture, towels, and kitchen items. For London, the neighbourhood is very quiet and peaceful while still being close to local shops and restaurants. Central London is easy to reach and not too far away.
What could be improved: It would have been nice to have hand soap and shower gel.
The check-in could be improved by clearly labelling which door leads into flat A or B to avoid confusion.
