What really struck me was how thoughtfully the three-bedroom layout works for different types of travelers. Each bedroom has its own personality — the master feels genuinely spacious with those high ceilings you get in these old London homes, while the smaller rooms are cozy without being cramped. The shared living areas actually encourage you to spread out and relax, which is something you don’t always get in city accommodations. There’s a proper kitchen too, not just some token kitchenette, so you can actually cook if you want to save money or just fancy a quiet night in.

Forest Hill gets overlooked by a lot of visitors, but that’s honestly part of its appeal. You’re far enough from central London to feel like you’re experiencing how locals actually live, but the train connections are solid — about 25 minutes to London Bridge when the trains are running smoothly. The neighborhood has this lived-in quality with proper local pubs and that slightly bohemian vibe that South London does so well. I mean, you won’t find tourist crowds here, which might be exactly what you’re looking for.

The Wi-Fi actually works properly throughout the house, which I’ve learned not to take for granted in older London properties. Parking can be a bit of a puzzle — it’s street parking, so you’ll want to read up on the local restrictions if you’re driving. The hosts are responsive without being intrusive, and they’ve clearly put thought into the small details like decent shower pressure and blackout curtains that actually block out light. Check-in was straightforward, though I’d recommend confirming timing in advance since it’s not a traditional front desk situation.

It was very clean, comfortable and warm as far as I could gather as it was booked by myself for overseas visitors.

"Wonderful!"
Location about a 10 min walk to Forest Hill Station, coffee shops, a few small restaurants and a large Saibsbury's supermarket. Loved the very spacious family home with 3 huge bedrooms, 2 bathrooms, large eat in kitchen, separate dining room seating 8 and separate lounge. Also nice enclosed garden with swing for a child. Wished we could have stayed for a week!
What could be improved: No ground floor toilet but not a problem for us to go up to next floor.

"Fab house lots of space and very clean"
Message re key code was not easily accesible- as previous messages were deleted. There was nothing in the home details that gave the key code
What could be improved: The wall hangings were not affixed permanently- just stuck on and when a door slammed it meant that one of the hangings fell to the floor and smashed.

"Very good"
It was a beautifully decorated and furnished house as per the description, in a lovely setting high up on Forest Hill with wonderful views of London.
Very well equipped with great kitchen area for preparing meals if needed.

What could be improved: While the beds were very comfortable, the covers were skimpy and very light - too light for this time of year - November.
While it added to the houses's lovely quirky appearance, the numerous stairs, steps and varying floor levels, especially through the hall and living areas, was disconcerting and felt a little hazardous, for older, less-able people and children and to some extent for all ages.
Upstairs, having to step up and down to get to bathrooms/ensuites was tricky at night even with lights on.
Some guard rails, extra bannisters and a second step up outside the front door to break the deep drop, would help.

Location for our visit was good and the overall facilities were good.
What could be improved: Unfortunately two of our party were elderly and they found it difficult with all the stairs.

The location was great as we were working at the Horniman Museum, just 5 mins walk away. the house is very clean with everything you need for a comfortable stay.

Perfect location for us as we wanted to be in Forest Hill area. The house was spacious, very comfortable and very well equipped.

"Not a good stay"
Great location close to station.
Back garden has a little swing.
What could be improved: - Too many weirdly placed stairs.
- Floor boards creaking is so loud if anyone wakes up at night to go to bathroom the entire house wakes up.
- garden is poorly maintained, deck area was not clean.
- Once you book they send a huge email with several house rules which were not there when you book, this includes washing everything, putting everything back in cupboards, taking trash out. Don’t expect this is a hotel equivalent, it’s an airbnb type of listing and they expect a clean house in the end.
- Security breach - this is the worse one. The night before I left someone tried to enter the property in the evening with keys. The only reason they didn’t come in is because I heard the noise and ran to confront the person. The person was unapologetic and said she didn’t know there was anyone in. To make it worse when I messaged the manager on booking they said they didn’t know who that was.
