When I first spotted Bay Tree House Bed & Breakfast on that quiet stretch of Brookdale, I honestly wasn’t expecting much — just another suburban B&B, you know? But this three-star Victorian terrace house actually has something special going on. The front garden’s well-maintained without being fussy, and there’s this genuine warmth that hits you the moment you walk through the door.

Here’s what I love about staying in Barnet — you get that proper residential London feel without the tourist chaos. Bay Tree House sits in one of those tree-lined streets where locals actually know each other, and you’re still just a 20-minute Tube ride from central London via High Barnet station. The walk to the station is pleasant too, past some decent pubs and a Tesco Express for those inevitable snack runs.
Your Room
My room was on the second floor — nothing fancy, but thoughtfully done. The bed was properly comfortable (I mean, after walking around London all day, that matters), and there was enough space to spread out without feeling cramped. The shower had decent pressure, which honestly surprised me given the age of the building. Small touches like good bedside lighting and actual hangers in the wardrobe show someone’s thinking about what guests actually need.
Morning Ritual
Breakfast happens in this cozy dining room that feels more like eating at a friend’s house than a hotel. The hosts — they’re this lovely couple who clearly take pride in what they’re doing — serve up a proper English breakfast that’ll set you up for the day. Fresh ingredients, perfectly cooked eggs, and coffee that’s actually worth drinking. They’re also happy to chat about local recommendations if you’re interested, but they won’t hover if you’d rather just read your phone in peace.

That 9.2 rating? It makes sense once you’ve stayed here. Bay Tree House isn’t trying to be something it’s not — it’s just a well-run, comfortable place to sleep with hosts who genuinely care about their guests’ experience. The combination of reasonable rates, reliable comfort, and that personal touch you get at family-run places is exactly why people keep coming back. Plus, there’s something refreshing about staying somewhere that feels authentically London residential rather than touristy.

What could be improved: Nothing not to like. I would have liked to see more for a cooked breakfast which was a little disappointing but other than that all good.

"Had a wonderful stay"
Jasmine was an exceptional host. I spent a night here while attending a function in London, and she reached out in advance to confirm my arrival and made all the necessary arrangements for a wonderful stay.
I also enjoyed a lovely chat with her in the morning. Her passion and dedication to her work are evident, and she truly goes above and beyond to ensure that every guest has an amazing experience.

"Comfortable and friendly B&B, highly recommended!"
Excellent B&B with a very warm welcome and all very smooth. Room was clean, quiet and comfy, only improvement would have been tea and coffee making facilities in the room (these are available downstairs). Location was very good, great comms from the owner, who was very friendly and accommodating.

"Lovely stay, would definitely recommend"
Lovely host who was very welcoming and accomodating, clean and tidy room, great location. Beds were comfy, room was warm and quiet. We were able to park right on the driveway which was excellent. We travelled for an annual event and will hopefully book again for next year as soon as we have the dates. The Indian restaurant and the pub on the high street were also really lovely places to visit in the evenings.
What could be improved: Would have appreciated a little more variety at breakfast. What we did have was lovely, but the cooked breakfast was a shared plate between the three of us of bit of bacon, some scrambled eggs and a hash brown each; I think we'd expected a full cooked breakfast so sausages, beans, mushrooms, maybe black pudding. It would have been nice to have a few more items and maybe take orders for breakfast or have a little menu to ask what people might like. That being said, what we did eat was lovely, just a bit less than expected.

Charming, lovely room, tasty and plentiful breakfast, helpful and nice owner/operator, beautiful sunroom overlooking a very pretty garden, walking distance to Arnos Grove underground and New Southgate Cemetery.
What could be improved: The hot water in the shower was not very hot.
