This four-star boutique hotel sits in a converted Victorian townhouse that feels more like stumbling into someone’s incredibly stylish London home than checking into a hotel. The discreet entrance and elegant facade blend seamlessly with the residential street, which I actually love because it means you’re staying somewhere genuinely local rather than in tourist central.
Location & Neighborhood
Here’s what’s brilliant about this spot in London — you’re tucked into one of Kensington’s quieter residential streets, but Notting Hill Gate station is literally a three-minute walk away. I mean, you can reach Oxford Circus in about ten minutes on the Central line, yet when you step outside 7a, it feels like a proper neighborhood. There’s a little Italian restaurant called Ziani just around the corner that locals actually go to, and honestly, Hyde Park is so close you can pop over for a morning jog without it being a whole production.
The Room Experience
The rooms here are what you’d call “perfectly proportioned” — not massive, but cleverly designed so nothing feels cramped. My room had this gorgeous marble bathroom that felt almost decadent, and the bed was one of those where you actually sleep well (you know how hit-or-miss hotel beds can be). What struck me most was the attention to detail — proper blackout curtains, a coffee machine that doesn’t require an engineering degree, and bathroom amenities that you’d actually want to use at home.
Service & Atmosphere
The staff here get the balance just right — they’re genuinely helpful without being overly formal or intrusive. When I mentioned I was looking for somewhere good for dinner, the front desk person gave me three solid recommendations and actually called ahead to one of them. The whole place has this relaxed, residential vibe where you feel like a temporary local rather than just another tourist passing through. There’s no grand lobby or flashy amenities, but honestly, that’s what makes it work so well.

You’re staying in a gorgeous part of Kensington, you can walk to world-class museums and shopping, but you’re also on a quiet street where you can hear yourself think. "Cost and comfortable in a great location."
This was a cute little 1 bedroom flat. It was perfect for our needs. The host was extremely flexible, allowing us to drop off luggage early at no extra cost. We were close to the Underground which was great for getting around and Hyde Park/Kensington Palace. Lots of eating options close by as well as grocery stores. The accommodation had a washer/dryer… which we needed and appreciated. The property added to the enjoyment of visiting London.

Wonderful location, so near the bus and tube stations. Peter is the perfect host, we really enjoyed our stay! And to be able to store our luggage in his garage on the last day was so helpful. I will recommend this property to anyone who wants to spend time in London!

Our recent stay at this holiday property was fantastic. The owner, Peter, was incredibly friendly and helpful, personally greeting us upon arrival and showing us around. We especially appreciated his thoughtful offer to store our luggage before check-in and after check-out, a great convenience for future travelers. The location was perfect—situated in a quiet residential area, yet just a short walk from the underground station, supermarkets, and a wide variety of excellent bakeries and restaurants. The apartment itself was well-equipped and had everything we needed for a comfortable and enjoyable trip.
What could be improved: Nothing we did not like about the property. The only suggestion perhaps is that we could do with a small kitchen caddy for food scraps such as banana skins, apple cores, things like that. There was a general waste bag and recycling bag, a caddy for compostable stuff would be great.

The apartment is in a very convenient location and close to underground and restaurants/cafes. It has plenty of space and everything we needed during our stay.
Easy check in and checkout process and Peter was very helpful.
We enjoyed our stay and will definitely go back again in the future. Highly recommended.
