Overview

First Impressions

I’ll be honest — Zone 2 En-Suite Rooms Peckham Maisonette isn’t your typical hotel, and that’s exactly what makes it interesting. This unique boutique hotel feels more like staying at a friend’s stylishly renovated maisonette than checking into a standard chain property. The building sits quietly on Carlton Grove, and you might actually walk past it if you’re not paying attention — there’s something refreshingly understated about the whole setup.

Location & Neighborhood

Peckham has this reputation that honestly doesn’t match what you’ll find when you actually visit. Sure, it’s not Kensington, but London‘s SE15 has transformed into one of those neighborhoods where you stumble across brilliant coffee shops and independent galleries without trying too hard. The maisonette sits in a residential area that feels genuinely lived-in, not touristy. You’re looking at about 20 minutes to central London by train, which actually works out well since you’ll want to explore what Peckham itself has to offer.

The Accommodation

Each room comes with its own en-suite, which is crucial when you’re dealing with a maisonette setup. The spaces feel more like mini-apartments than traditional hotel rooms — there’s character here that you won’t find in cookie-cutter accommodations. The décor leans modern but warm, and I appreciated having actual space to spread out my things. The beds are comfortable enough, though don’t expect Egyptian cotton sheets or anything like that.

What Makes It Special

You know what struck me most? The atmosphere feels authentic in a way that’s hard to fake. There’s no pretense here, no trying to be something it’s not. The property works because it embraces being a neighborhood spot rather than competing with the big hotels in Zone 1. You’ll interact with other guests in a natural way — maybe in the shared spaces, maybe just passing in the hallway. It creates this relaxed vibe that I wasn’t expecting but ended up really enjoying.

Why Guests Keep Coming Back

This place appeals to travelers who want something different from their London experience. Maybe you’re tired of identical hotel rooms, or you’re curious about exploring beyond the usual tourist zones. The value proposition makes sense too — you’re getting decent accommodation in London without paying West End prices. I mean, it’s not going to win any design awards, but there’s something refreshing about a place that focuses on being comfortable and genuine rather than flashy. If you’re the type who enjoys discovering neighborhoods and doesn’t need a concierge, Zone 2 En-Suite Rooms Peckham Maisonette delivers exactly what it promises.

Hotels near me in London deliver easy walks to Trafalgar Square, the British Museum, and charming riverside paths.

"Luxurious - great value for money"
Looked exactly like photos. Spotless, loads of extra hot towels, free toilettries! Free luxury chocolate- to be honest such a value for money ! Stunning kitchen - reception area The host was probably the most responsive I’ve ever had - even at 4am when we were asking for directions and checked in.
What could be improved: Couldn’t change a thing.

The structure is just like in the pictures, well kept and clean, in a good position not too far from the center of the city and in a quiet neighbourhood, well connected with buses and a station easily reachable by foot, there's a supermarket at the end of the street and the staff is very kind and always ready to help.

"Overall it was a shame about the shower and door handle as the maisonette has some nice touches"
Close to where we were going out.
What could be improved: Shower didn’t work properly. Door handle fell off to the room. Luckily my partner was inside otherwise I would have been locked out. Wet towels in room.

"Misleading listing, shared property sold as private, false parking information, poor facilities, and"
What could be improved: This was one of the worst and most misleading bookings I have ever experienced. First of all, the property is NOT private, yet this is not clearly stated anywhere on the Booking.com listing. The photos show the living room and full property layout, which makes it appear like a self-contained apartment. Because of this, I booked two rooms, believing they were part of one private property. I was travelling for work with my wife and our 2-year-old child, and privacy was essential. We specifically chose this place to avoid sharing with strangers. Only after booking did I discover the same property listed on Airbnb as “Private room in home”, which proves that this is a shared property, not a private apartment. This information was hidden on Booking.com and only discovered later. Had this been clearly stated, I would never have booked. The parking information was also completely misleading. The listing clearly states “free parking”, which is false. Parking is only free overnight (8pm–8am). During the day it is permit-only, which is a serious problem because I am disabled and specifically filtered for properties with free parking nearby. I had to waste time driving around and reading signs just to avoid getting a ticket. The condition of the property was also poor. The shower is faulty when switched to hot water it works, but when trying to adjust back to cold water, the water stops completely. This is unsafe and unacceptable. The towels were already wet when we arrived, which is unhygienic and shows poor cleaning standards. After discovering the misleading listing, my wife contacted the host. The host acknowledged the issue and verbally agreed to refund half of the money, which in itself confirms they knew the listing was misleading. We contacted Booking.com, who confirmed they would waive their fees and commission and asked the host to cancel the booking for a full resolution. Despite this, the host stopped responding and did not follow up, leaving us stuck and stre
