Overview

First Impressions

The Tooting Broadway Family Suite sits on Upper Tooting Road, and honestly, it’s not what you’d expect from the street view. This unique boutique hotel without official star rating operates more like a well-kept secret — the kind of place that makes you feel like you’ve stumbled onto something special rather than booking another generic stay.

What Makes It Different

You know what struck me most? The space actually feels like a proper family home rather than cramped hotel quarters. The apartment setup means you’re not juggling multiple rooms connected by awkward corridors — everything flows naturally, and there’s genuine breathing room for everyone. The kitchen isn’t just a token kitchenette either; it’s properly equipped for families who want to grab groceries from the nearby Sainsbury’s and cook something decent.

The Tooting Advantage

Here’s the thing about London — everyone obsesses over Zone 1, but Tooting actually works brilliantly for families. You’re on the Northern line with direct access to central London, but the neighborhood itself has character. There’s Tooting Market just down the road (seriously good curry), and you can walk to Tooting Common when the kids need to burn off energy. I mean, it’s not Kensington, but that’s exactly why it works.

The Space That Matters

The main room setup is clever — there’s proper separation between adult and children’s sleeping areas, which any parent traveling with kids will appreciate. The bathroom is spacious enough that you’re not doing that awkward hotel shuffle, and honestly, the storage space surprised me. You can actually unpack properly instead of living out of suitcases for your entire stay.

Why Families Keep Coming Back

What guests consistently mention is how the place just works for families without trying too hard. There’s parking available (which, if you know London, is basically gold), and the setup means you can maintain some semblance of normal routine even while traveling. The location gives you easy access to both central London attractions and local life in Tooting — you get the best of both without feeling like you’re constantly commuting or stuck in a tourist bubble.

"It was a convenient stay and good price. Not the best in terms of comfort."
I liked the modern furniture. The room was clean.
What could be improved: The stairs up to the room were steep. We didn't realise it was just the one room with shared bathroom and kitchen. The lock to the bathroom was difficult and you couldn't tell when someone else was using it. The noise from the street was bad and the room was terribly hot.

"If you’re a man, you’ll be fine."
The actual room was clean but more basic than expected.
What could be improved: As women, felt extremely unsafe. Men in and out of the rooms all night on phones, light glaring under the door, doors going/banging at all hours, the stench from the kitchen/bathroom was one I’ll never forget. Tonnes of stairs making accessibility extremely difficult for a disabled elder relative. A back alley entrance. Worst nights sleep I’ve had in a long time and was in and out in 12 hours.

"ok-ish for the money but not for people expecting hotel standards"
close to where we needed to be, dog allowed, room faced rear gardens rather than busy road= quieter and pleasant views out of window; large window that opened well; bathroom was usually free; decent shower
What could be improved: entrance and corridor areas not clean, communal kitchen not clean and smelly bins- in fact nothing looked really clean; limited kitchen equipment/ facilities; cooking smells + light getting into room through large gap under door; people will try to unlock bathroom from outside because no engaged sign; toilet faulty- constant water waste; no basin in room; mattresses not great
