The Luxury Studios near Arsenal and Central London sits on a quiet residential street in North London — honestly, you might walk past it if you’re not paying attention. It’s housed in a converted Victorian building, and while it calls itself a unique boutique hotel without official star rating, don’t let that fool you. The first-floor location means you’ll climb some stairs, but once you’re up there, the whole vibe changes.
The Space
Each studio is more like a carefully designed apartment than a traditional hotel room. You know what I mean — there’s actually space to spread out your stuff without living out of a suitcase. The kitchen setup is proper too, not just some mini-fridge situation. I’m talking about a full setup where you could actually cook a decent meal if you wanted to skip the restaurant scene for a night.
Location Perks
Tollington Road is one of those streets that locals use as a shortcut, which means it stays pretty quiet. You’re about a 10-minute walk to Holloway Road tube station — not the most glamorous part of town, I’ll admit, but it gets you into central London fast. Arsenal’s Emirates Stadium is practically around the corner, so if you’re here on match day, expect the neighborhood to come alive.
What Works Well
The studios feel more grown-up than your typical budget option, with decent Wi-Fi and enough counter space to actually set up a laptop properly. There’s parking available too, which honestly surprised me for this part of London. The whole setup works well if you’re planning to stay more than just a couple nights — you can settle in rather than just crash.
Why Guests Appreciate It
Look, this isn’t going to wow you with fancy amenities or a concierge who knows your name. What it does offer is a solid base in North London that won’t completely drain your budget. The studios give you room to breathe, and the location puts you close enough to central attractions without the tourist crowd chaos. It’s the kind of place that works when you want to experience London more like a temporary resident than a typical visitor.

All in all this is a great wee place. Location is fantastic, brilliant transport links (specifically for buses) and there's a Morrison's supermarket a 3-5 minute walk away. Bed incredibly comfortable; very clever key storage idea (you can't take it with you - which is handy for folk who are scared of losing things! - as it's attached to the lock box right next to your door, which has a code on it you only get 1-hour ahead of check-in). Price was great, especially at such short notice. Clean, great shower (although bathroom a bit small and sink too small) I do have a few small suggestions for making it better, but honestly that's just me being picky. If I am coming back for 1 night I will def have a look for this place again. Any more than 1-2 nights it's probably a bit small, given there's nowhere really appropriate to keep clothes.
What could be improved: Nothing I didn't like, just a few things that would make it better. Dishes were supplied as well as washing up liquid, but no dish towel or dish washing sponge/cloth. (I bought some in the nearby Morrisons and left them there, hopefully these will be left for future guests!) Also I had to use both towels, one as a bath mat, as there was no mat for the floor post-shower. Plus the towels were child-sized lol, WAY too small!! Also there was nowhere to hang clothes, only a bedside table to keep some folded things. If you need to contact staff, don't use the chat function offered (no response), use WhatsApp (replied within minutes). The cons are few and are easily fixable by the hosts. Would recommend and would stay again.

New unit, not too small, all new fittings, nice bathroom with power shower. Just off Holloway Road so handy for shops and tube. Customer portal for check in information etc. Excellent value for the price.
What could be improved: Bit noisy. WiFi too slow for internet TV.

Great location and in quiet area, easy access to public transport and near lots of places to eat. The accommodation was just what we needed.

As it was newly renovated it was very fresh and clean. You won’t find many better places to stay in London for the price.

Location is fantastic - opposite a bus stop and a 10 min walk from 2-3 tube stations. I'm from London and was back to visit, so it was great having such brilliant access to so many public transport options to get around. It's also in the Zipcar zone, so I was also able to easily get a nearby vehicle when needed.
The high street is 2 mins away and has lots of shops, including Waitrose, Sainsbury's, Boots, Argos, takeaways and more, plus lots of buses.
Room was very clean. Staff onsite were super helpful and friendly. Wi-Fi was good and I was able to connect my Netflix to the Smart TV, which was great (don't forget to disconnect before you leave!)!
Room had a clean fridge-freezer, kettle, wardrobe, thermostat radiator in the room and towel radiator in the bathroom, plus clean bedding & towels and bathroom wash products.
The coded room entry system is efficient too and having digital entry is great since it means you don't need to arrange a physical meeting and key exchange for check-in or check-out.
What could be improved: The main steps weren't finished at the start of my stay and it was a bit noisy at times, with tradespeople finishing work. I was in Studio 2 on the floor when you go into the main door and there were a few snags to be fixed (toilet seat broken, paint needed over patched areas, a couple of sockets need to be capped, bedside wall light doesn't work) but they were all minor and had no effect on my experience. There was a very slight smell from the renovation but once I was in the room for 10 mins I didn't notice it anymore. It's important to note that the accommodation had only recently opened and they were seemingly completing the last few tasks to finish the renovation, so I'm sure that very soon none of that would be an issue for anyone staying. That said, the disruption wasn't enough to disrupt the comfort of my stay. I had a couple of issues getting into the main front door but after reaching out via WhatsApp, I got a response with guidance on how to enter immediately.
