The Avenue Suite sits quietly on Park Avenue in North London, and honestly, you’d almost walk past it if you weren’t looking. It’s one of those unique boutique hotel without official star rating places that doesn’t need flashy signage — the kind of spot that feels more like staying at a well-connected friend’s place than a traditional hotel. The entrance is understated, which I actually appreciate after dealing with all those over-the-top hotel lobbies elsewhere in the city.
Location & Neighborhood
You know what’s great about this area? It’s proper London without the tourist chaos. The N22 postcode puts you in a residential pocket that feels authentic — you’ll see locals heading to work, kids walking to school, the real London rhythm. There’s a decent restaurant just around the corner that does proper fish and chips, and the transport links are better than you’d expect. The Piccadilly line isn’t far, so you can actually get into central London without the hassle of multiple transfers.
The Space
The room setup here is what really sets The Avenue Suite apart — it’s more like an apartment than your typical hotel stay. Each unit has its own kitchen, which sounds small but makes such a difference when you’re staying more than a couple nights. I mean, being able to make your own coffee in the morning or grab leftovers from the fridge? That’s the kind of thing that actually matters when you’re traveling. The furnishing feels residential rather than hotel-generic, with proper wardrobes and comfortable seating areas.
Practical Touches
Parking around here can be tricky — it’s London, after all — but the staff knows the area well enough to point you toward the best spots. They’re the type who remember your name after the first day, which feels refreshing in a city where service can be pretty impersonal. The building itself has character without being fussy about it. You’ll notice little details like decent water pressure and windows that actually open properly — small things that make a stay feel more comfortable.
Why Guests Love It
Look, if you want a massive lobby with marble everything, this isn’t your place. But if you’re after somewhere that feels like a proper base in London — somewhere you can spread out a bit and not feel like you’re camping in a hotel — The Avenue Suite really delivers. The 9.1 rating makes sense once you’ve stayed here; it’s about getting the fundamentals right rather than trying to impress with unnecessary extras. Plus, staying in a residential area means you get a glimpse of how Londoners actually live, not just the postcard version of the city.

"Great location, friendly host, clean and great shower"
Very clean and fresh, great location, really thoughtful having shampoo and milk and bits available to use
What could be improved: Not really any way to relax. The bed being away from the wall meant you couldn’t lie back, the two chairs were quite rickety. There is room for a small sofa if you had a little juggle around with the furniture which would make the stay even better

Very clean, newly refurbished property.
Nice gesture to have milk and croissants amongst other items supplied.
Good shower and comfortable bed.
What could be improved: Nothing major, just a bit of feedback…
The TV is very complicated and doesn’t have an aerial, so didn’t manage to find the usual terrestrial channels.
Although the room was very clean there was an overpowering smell of citrus lemon cleaner. It did finally disappear after having all the windows open for a few hours.

"Handy and well located if you wish the host someone for Ally Pally events"
Brand new facilities, very handy to host my family for an event. If was cozy and well kept.
What could be improved: The owner wasn’t very friendly over the phone. Requiring payment upfront before even seeing the property. However, after discussion we came to an agreement and I was able to pay at the property as stated on the advertisement.

La ubicacion. Lo acogedor y limpio que es el piso. Además me sentí comoda y a gusto, es calido y el ambiente invita al relax. No falta ningún detalle, se han esmerado mucho, un diez.
What could be improved: La luz que entra desde el amanecer, necesita unos stores que oscurezcan bien.

"Muy limpio, bien ubicado, anfitriones amables todo lo necesario para una estancia em Londres"
El apartamento estaba muy limpio y bien equipado, con productos de higiene, limpieza, algo de comida y bebida, todo incluido en el precio. La cocina tenía todo lo necesario, la cama era cómoda, había WiFi rápido y toallas disponibles. Todo muy cómodo y práctico.
La ubicación es ideal, a solo 5 minutos caminando del metro Wood Green, en una zona tranquila y segura, con restaurantes y supermercados cerca.
La anfitriona, Rennè, y su pareja fueron muy amables. No hablamos inglés, pero igualmente nos ayudaron y respondieron rápido a nuestras dudas.
Muy recomendable para viajes de ocio o trabajo. Repetiríamos sin dudarlo.
