Overview

First Impressions

Stylish 3 Bedroom and free parking sits in Thamesmead’s quieter residential area, and honestly, the name pretty much tells you what you’re getting. This four-star property delivers exactly what it promises — three proper bedrooms and yes, you actually get free parking right outside. The building itself is modern and clean, though don’t expect grand lobbies or anything fancy.

The Space and Setup

What struck me most was how well-planned the layout is. Each room feels properly sized rather than cramped, and there’s actually space to spread out your stuff without living out of a suitcase. The main bedroom has a proper double bed, while the other two work well for kids or friends traveling together. The living area connects naturally to a full kitchen that’s genuinely useful — I mean, you can actually cook a proper meal here, not just reheat things.

Location and Getting Around

Thamesmead gets a bit of a reputation, but this particular corner near Waterside Close is quite peaceful. You’re about a 15-minute walk to the Thames Path, which is lovely for morning runs or evening strolls. The area has decent bus connections into central London, though I’d budget about 45 minutes to get anywhere significant. There’s a Tesco and some local shops within walking distance, which comes in handy when you’re self-catering.

What Works Well

The free parking situation is genuinely brilliant — especially if you’re planning day trips outside London or arriving by car. The WiFi actually works properly throughout the place, and the beds are comfortable enough that you’ll sleep well after long days of sightseeing. The apartment feels more like staying in someone’s well-maintained home rather than a sterile hotel room, which some people really prefer.

Why Guests Love It

This place works particularly well for families or groups who want space to breathe and the option to cook some meals. The value is solid for what you get — three bedrooms, parking, and a proper kitchen setup for less than you’d pay for cramped hotel rooms in central London. It’s not glamorous, but it’s practical and comfortable, which honestly matters more when you’re actually living somewhere for a few days rather than just Instagram-ing it.

"Overall I am happy with the property it was very close to family we came to see."
Clean and well kept
What could be improved: There was this lingering sewer like smell we experienced on some days and that made this slightly uncomfortable when we were indoors

"Nice place, ideal base for our needs and will definitely stay again."
Really nice 3bed, clean and tidy, easy to find and really quiet. Well equipped and one of the best places we have stayed in. We were trading at the Excel and initially the driving was horrible but then we found the ferry. Managed to park the biggest van in the world on the drive which was fab.
What could be improved: Could have done with bedside lamps

"Overall a very nice house with everything you would need plus nice extra touches from the owner."
Communication with the owner was excellent (friendly and helpful) and provided us with nice welcoming touches on arrival. Offroad private parking right in front of the house. Front and rear security cameras with viewable screen in bedroom. The whole house (including toilets and bathrooms) were very clean and smelt nice on arrival. Central heating is modern with a quality boiler, smart thermostat and thermostatic radiator valves throughout. Kitchen had all the appliances you would need plus tea, coffee, sugar, paper towels and cleaning products. Lounge was a good size with large sofa, large curved smart TV with soundbar and overlooked the garden (with no hole mentioned in a previous review). Bedrooms were all good sizes, beds were extremely comfy and towels in each room were a nice touch. Numerous shops including takeaways are literally just around the corner (1 min drive).
What could be improved: Not within walking distance to a train/tube station (45 mins) so had to drive (8 mins) and find parking for the day (my wife was running the London marathon and we had our previous booking cancelled and needed to find something fast - so not really this properties fault). The TV was more than watchable but had faded colour issues that couldn't be solved in the settings. The upstairs floor between the two smaller bedrooms had a "very" loud squeak which could be a problem if you have light sleepers. But that is it... nothing bad enough to not stay here. Without these things I would have scored the review a 10, I only mentioned them for review transparency.

"Comfortable and homely"
Pleasant neighbourhood with shops and take away within walking distance. Bus was easy to get to and ran 24 hours I think. Was homely and comfortable. The host messaged back very fast when I contacted them and were friendly. The price was very reasonable for what we had, and was a pleasant first experience with booking something other than a usual hotel. There were some lovely biscotti biscuits, sweets and water bottles there for arrival, which was a lovely touch! Bedding was clean and pillows looked new and duvet. Bed was more comfortable than a lot of places I have stayed. Carpets were lovely to walk on! It was clean enough and all the main areas you expect it to be clean like toilet, bathrooms. I don’t expect perfection, I would happily stay again.
What could be improved: There were a few things which I felt was needed and had to go shops to get some bits, however did not negatively impact the stay but more of a recommendation. Had to replace batteries in remote, but that ran out first evening so not their fault. It would have been nice to have a hand towel in each bathroom/toilet so we didn’t have to use the bath towels to dry hands (kept these in bedroom as didn’t want to use a mates towel they dried themselves with to dry my hands!). Downstairs toilet needed a hand towel as going upstairs to dry hands was annoying, so bought one. I also would have liked a tea towel in kitchen to dry the dishes. There was kitchen roll but it’s not practical to dry your washing up with paper towel. Definitely needed an oven glove as burnt myself trying to use what was available until I got an extra towel from shops. The bathroom with the bath could use a hook to place the shower head on to use it as a shower, and the bath drain has lost its seal so empties itself while in the bath. Some extra kitchen equipment like baking tray would have been useful as the main one which comes with oven is a bit old and burnt on dirt. There was foil so used that to line the tray. The oven could use a deep clean but it did what we needed it to do. Some coat hooks in hallway would have been handy to keep the coats tidy. Also a mirror and bin in each room would be a nice addition, but again was fine. The back garden could use some maintenance, and something to use as a step rather than a big drop, slight drain smell in back garden too but we weren’t there for the garden. Quite an unusual big height getting in front door which could be awkward at times but I have a bad back and older so getting harder to climb now. The younger ones with us managed fine! Some minor damage to bits in areas, but you expect that when people use the property and cause damage, I don’t expect cosmetic damage to be corrected before my arrival.

"Great host."
Great host and very responsive. For two kids towels was missing and they bought next morning.
What could be improved: Research well before whether this location is suitable for you. Not enough chairs to sit at the table.

"Good"
Communication with host was spot on. Good size property. The house was ideal for our needs. Off street parking. Plenty of shops nearby.
What could be improved: The huge hole under the house in the garden but Didnt effect our stay. Front door entry process could be made easier.
