39 Studios sits on a quiet residential street in Bayswater, and honestly, you might walk right past it if you’re not looking carefully. The building itself is classic Victorian London — white stucco facade, black iron railings, the works. What struck me immediately was how it felt more like stepping into a stylish apartment building than a traditional hotel, which makes sense given the name.
The Neighborhood
Queensborough Terrace is one of those lovely tree-lined streets that makes you feel like a proper Londoner, even if you’re just visiting. You’re a three-minute walk from Bayswater tube station, which I actually found more useful than I expected — direct lines to Paddington and the West End without the crowds you get at some of the busier stations. London’s Hyde Park is literally across the street, and I mean that — you can see the park from some of the windows.
The Studio Experience
Here’s where 39 Studios really delivers on its promise. Each room is actually a proper studio apartment with a compact but fully functional kitchenette. The design is clean and contemporary — think Scandinavian minimalism meets London practicality. I was impressed by how they maximized the space; even the smallest studios feel airy rather than cramped. The beds are comfortable (always a concern with boutique places), and there’s enough storage that you’re not living out of your suitcase.
What Makes It Work
The four-star rating feels about right — this isn’t trying to be flashy, but everything works well and looks good. The kitchenettes aren’t just for show; they’re equipped with proper appliances, dishes, and even some basic supplies. I actually cooked breakfast a couple of times, which saved money and felt oddly satisfying. The staff is helpful without being hovering, and check-in was refreshingly straightforward.
Why Guests Love It
What really sets this place apart is that independence factor. You get hotel services when you want them, but you’re not trapped in the hotel bubble. The location means you can pop into Hyde Park for a morning jog, grab groceries at the Tesco Express around the corner, or walk to Paddington for day trips outside London. It’s particularly great if you’re staying more than a few nights — having your own space to spread out and the option to prepare your own meals makes longer stays much more comfortable and affordable.

"Good value for the price, location is excellent."
Location is great, you have many options to go out around. Room is clean, bathroom excellent, even small kitchen with basic appliances is available but the space was a bit tight. Bed was comfortable and the street was quiet so perfect for a short holiday.
What could be improved: The rooms are very small but that is tipical for London and for a short stay it is fine.

"Convenient and excellent location"
The location is amazing just a few minutes walks from Hyde Park and Paddington as well as Bayswater or Lancaster tube. The staff was friendly and helpful. The room was fitted with all I could have needed.

"Simple place at a good value"
Loved that it had a little kitchenette with a microwave and 2 burners, and small fridge. I also really appreciated the 2 full length mirrors. And the bed was comfy.
The location is wonderful as well.
What could be improved: The room was clean, so no complaints. But you can tell it has had quite a bit of wear and tear. There are some dingy spots and the flooring is a bit warped near the bathroom. Didn't bother me, but worth noting for future guests. I found this studio to be a good deal considering the location. I would stay again.

"A great stay in London in a fantastic location. Clean and tidy with great friendly staff."
The room and entrance were very clean. The room had a comfortable bed and the shower was very good. The under-bed storage meant we could make the best use of the available space. The fridge and coffee machine were great to have.
What could be improved: There were loose hinges on the kitchen cupboard doors and the fold-down bench top. The lower roller on the shower door needs replacing. Would be nice to have additional shelves under the kitchen bench top for the kettle/toaster.

"Comfortable and convenient London apartment."
Great location, within 5 minutes walk of two tube stations that made it easy to get to most places in London; 10 minutes walk to Notting Hill, and right next to Kensington gardens. The room is compact but comfortable, good bed, and fairly quiet. The kitchenette is quite small but I managed to use it to cook my meals. Lovely staff, and they stored my bag on the day I arrived until it was time to check in, no extra charge. Overall, I was really pleased and this was a great place for my stay; as a solo traveler I also felt really safe.
What could be improved: The room has some general wear and tear, which didn’t bother me but worth noting so you know what to expect- I think it’s fine for that price in such a convenient area of London.
The kitchenette could be improved by adding a few utensils and sharp knives that would make basic cooking easier.

"Always enjoyable and nice at Mstay 39"
I have been staying at Mstay 39 for the last few years . I,m always back at this hotel . It feels like my second home , and Roxanna at the reception is very nice and helpful , and makes me feel welcome .
What could be improved: The pillows are not comfortable.

"Stayed ffom 26/9-28/9 and 5/10-7/10. Family room was good but the double studio room was too small."
I have been coming to 39 Studios since 2011 and over the years the staff have been super helpful, very efficient and reliable and given excellent service.
What could be improved: We don’t like the toilets sliding see-thru frosted glass doors. Not functional as it keeps sliding open, not suitable when sharing room with children and not hygienic as the odour escapes into the room.
