First Impressions
Walking up to Portobello Dock – 1st floor Canal View on Harrow Road, I’ll be honest — the building itself isn’t much to look at from the outside. But step into this apartment and you’re immediately drawn to those canal-facing windows. The space feels more like a friend’s well-appointed flat than a typical hotel room, which is exactly what makes it work so well for longer stays in London.
Location & Little Venice Charm
You know what’s brilliant about this spot? You’re basically staying in Little Venice without paying Notting Hill prices. The Grand Union Canal runs right outside your window, and honestly, watching the narrowboats drift by while you have your morning coffee never gets old. Warwick Avenue tube station is a proper easy walk — maybe eight minutes if you’re moving at London pace — and that puts you two stops from Paddington or a quick ride into central London.
The Space Itself
This four-star setup gives you a proper kitchen (not just a sad little kettle situation), which means you can actually grab supplies from the Tesco Express down the road and cook something decent. The living area opens right onto that canal view, and I found myself just sitting there in the evenings watching the light change over the water. The bedroom’s tucked away nicely — nothing fancy, but the bed’s comfortable and there’s decent storage space for your stuff.
Neighborhood Life
Here’s what I really appreciated: this area feels like actual London, not tourist London. There’s a decent pub called The Bridge House literally next to the canal bridge — perfect for a pint and some surprisingly good fish and chips. The Harrow Road has all the practical stuff you need (pharmacy, shops, that sort of thing), but walk ten minutes toward Maida Vale and you’ll find some lovely cafés and that beautiful stretch of canal where the houseboats are moored permanently.
Why Guests Love It
Look, this isn’t going to wow you with fancy amenities or concierge service — there’s no spa or marble lobby. But if you want to experience London like you actually live here, with easy transport links and a genuinely peaceful setting, it delivers. The canal views alone make it worth booking, especially if you snag one of those narrowboat tours that depart from nearby. I mean, parking can be a bit tricky on this stretch of road, but that’s London for you — most guests are using the tube anyway.

Very nice looking over the canal nice to see Geese and swans in London The bed was comfortable.
Really.Nice to have a deck that you can go onto
What could be improved: The duvet is very thin. The window handles could do with tightening up as there was loose.The kitchen looks a little bit tired.Do with some new dollars.
And there was no bottle opener.

"Great for location and facilities - flat needs some TLC."
The location and facilities are perfect for London. Gated free parking is a massive bonus. Plenty of room for self catering. The balcony and view was lovely.
What could be improved: The state of the place was not quite as advertised. It was much more run down than we expected. The shower holder/fixing was broken and kept falling. The cupboard doors were very worn too.
The place wasn't completely clean either, general stains, all the glasses and mugs had black specs in them. The left living room blinds didn't have a pulley to open and close, and the bedroom blinds were completely detached.

"Overall, this flat has lots of potential and a great location, but it really needs a bit of TLC and some small improveme"
We stayed in this flat for a few days on a family trip to London. Overall, the location was fantastic — really well connected for buses and the tube (though the tube was very hot in summer!), and the surrounding area felt safe and friendly. We especially loved taking the kids to Kensington Memorial Splash Park, which was an unexpected highlight and within walking distance.
The free gated parking was a big bonus, and the guards at the gate were really friendly and helpful — they definitely made us feel welcome. The riverside setting and balcony were lovely for having a quiet morning coffee.
What could be improved: However, the flat itself could do with some attention. The blind in the bedroom had fallen down and we had to fix it ourselves as best we could just to block out the light. In the living/dining area, one of the blinds was missing a chain so we had to roll it up and down manually. The TV didn’t work properly either — the screen was covered in lines and there was no Freeview signal, so we had to rely on BBC iPlayer but the internet connection was patchy.
There was an espresso machine but no pods provided, which was a shame, and no milk for tea either. A few bits were broken — the cupboard doors near the washing machine and above it need fixing, and the strip light in the bathroom flickered and never really came on properly.
One evening there was quite a loud party opposite the flat that went on until around 11pm. It was fine with the doors closed, but the flat was so warm that it was uncomfortable keeping them shut all night.
Security-wise, the gated parking was great but it was concerning that the entrance gate and front door to the apartment block didn’t lock and required no access key.

Lovely views. Car parking and security fantastic. Check in easy.
What could be improved: Some tired features, units, decking and TV damaged. Considering the price not expensive fixes to put right.

"Very good"
Location is great, gated parking with a security guard included gives peace of mind. Reasonable walk to nearest underground stations with a large Sainsbury’s supermarket round the corner.
What could be improved: Accommodation was a little tired, some damaged cupboards in the kitchen but only cosmetic. One blind in the living room needed to be wound by hand. But incredible value for money based on location!
