When I first walked up to Newly Refurbished Two Bedrooms Flat on Grove Lane, I’ll be honest — it doesn’t scream “hotel” from the outside. That’s because it’s tucked into a typical Victorian conversion, which actually turned out to be part of its charm. The entrance is straightforward, no fancy lobby nonsense, just clean and welcoming in that understated way that London does so well.
Location & Getting Around
Southwark might not be the first area tourists think of, but honestly, that’s what makes staying here interesting. You’re in a proper residential neighborhood in London, not some tourist bubble. Denmark Hill station is about a 10-minute walk, which puts you on direct trains to London Bridge and Victoria — actually quite handy once you get the hang of it. The local shops along Coldharbour Lane have that authentic South London feel, and you know what, I found some genuinely good Caribbean food just around the corner.
The Space Itself
This four-star flat really does feel newly done up — everything’s clean, modern, and thoughtfully laid out. The two bedrooms are properly sized (not those shoebox affairs you sometimes get), and the main room has enough space to actually relax in. The kitchen surprised me with how well-equipped it was — decent fridge, proper cooktop, even had the basics like oil and salt already there. If you’re planning to eat in sometimes, which honestly saves a fortune in London, you’ll appreciate having real cooking facilities.
Practical Considerations
The flat handles the basics well without trying to be fancy about it. WiFi worked fine for video calls, the shower had proper pressure, and the heating actually kept the place warm (you’d be surprised how many London places fail at this). There’s no on-site parking, but that’s pretty standard for this area — street parking is manageable if you need it, though I’d recommend just using public transport. The building’s quiet enough that I never had noise issues, even on weekend nights.
Why Guests Appreciate It
Look, this isn’t going to wow you with marble bathrooms or concierge service, but it delivers exactly what it promises. You get a proper London flat experience without paying West End prices, and the location gives you a real sense of how locals actually live. The 7.3 rating makes sense — it’s solidly good without being spectacular. For families or friends traveling together, having two separate bedrooms and your own kitchen space makes a big difference, especially for longer stays. It’s the kind of place that works really well when you want London as your base, not your entertainment.

"Excellent location, nice and clean, needs better check check in detail"
The property was good once inside it. But renter forgot to send out to details prior to booking commencement.
What could be improved: Not good check in details. No iron or ironing board., only 1 single sharp knife.

"Very nice to long stay and if you need to use the hospital Kings College"
I stayed for 30 days to do a Observership in Kings College Hospital. It was perfect. Very close to Hospital, I went walking, very safe. It is an individual house, with oven, wash machine e dish machine. The bathroom was very nice with nice shower and bath.
The flat is warm all the time.

7 minutes to supermarket walking
What could be improved: It didn’t have dry machine
It didn’t have hair dryer.

"Lovely :)"
Really nice flat, kept very clean and has everything you need for any length stay. Large kitchen, nice sofa, nice kitchen table, nice bathroom with a good shower and bath.
What could be improved: Only problem was we couldn't figure out how to open the door from the inside while leaving and got lucky the host was home to let us out.

"Great neighbourhood, great apartment and great host!"
I liked the location. It is near the bus station (buses 176, 185 and 40 stop there and they take you to all of the parts of London), (bus 42 stops near the supermarket and it takes you to Liverpool Street station, where was our train for Stansted airport) and also near the supermarket, which was very convenient. Thed apartment was clean, the beds were comfortable and all in all the neighbourhood is safe. The host is very nice and he quickly responded to all of our questions.
What could be improved: Nothing. Everything was great!

Antonio have given us the best support we need and was always very attentive. The apartment was clean and cozy.

"The worst experience I’ve ever had unsafe, unclean, and completely unfit for guests."
Nothing. The property was not ready for guests.
What could be improved: This was by far the worst booking experience I have ever had. We did not receive the check-in codes or instructions and were left standing outside in the rain for over an hour. Communication with the host was terrible, and only after repeated calls and Booking.com’s involvement did we eventually receive the code. Being stranded outside like this was not only stressful but unsafe.
When we finally got inside, the property was filthy and clearly not ready for guests,the rooms and beds were left in a disgusting state. Considering we paid £168 for one night, this was completely unacceptable.
The host’s response was insulting, he offered only £30, as if that covered the mess and the ordeal we went through. He even suggested giving more money if we didn’t ask for fresh sheets, completely inappropriate. When I refused to accept such a poor resolution, his messages turned aggressive before he stopped replying altogether.
Instead of enjoying our trip, my girlfriend and I spent the start of it drenched, upset, and frustrated. It is shocking that Booking.com continues to allow this property to be listed when it is clearly unsafe, unclean, and not ready for guests. The entire experience ruined what should have been a simple and enjoyable trip. Avoid this property at all costs.

"Disappointed"
Property was fine
What could be improved: Despite confirming that I was arriving 4pm and this being accepted in advance and me attempting to contact the host by phone (number didn’t work) and via email, I only received details of how to get in at 18:31…. This meant I had no time to drop off my luggage prior to the gig in Brixton. I then had to find a location and pay to deposit my bags instead of relaxing and enjoying a meal with my friends. After the gig I had to go and collect my bags before a taxi to the flat. Very disappointed with the communication from the host and booking.com

"Passable"
- l’emplacement avec les bus qui passent dans la rue et vont directement au centre ville
- appartement convivial
- grand supermarché à proximité
What could be improved: - le logement n’était pas préparé pour 4 personnes comme réservé
- la télé ne fonctionnait pas correctement
- les plaques de cuisson ont cessé de fonctionner soudainement (sûrement une sécurité qu’on a pas réussi à enlever malgré pleins de tutos)
- lit pas confortable et pas assez de couverture (nous avions froid la nuit)
- bruyant
- voisin qui fumaient dans leur logement donc très forte odeur de cigarette dans le nôtre (pas du tout agréable pour des non fumeurs)

"Schöne Unterkunft, super Lage!"
Die Lage ist wirklich sehr gut. Vor dem Haus fahren mehrere Buslinien vorbei, die ins Zentrum führen. Ein großer Supermarkt ist zu Fuß gut erreichbar. Die Schlafräume sind auf der Gartenseite und daher ruhig. Eine Waschmaschine und ein Wäscheständer sind auch vorhanden. Der Vermieter ist sehr bemüht und freundlich.
What could be improved: Es war nur eine Bettdecke pro Bett vorhanden, nicht eine Decke pro Person. Das ist für Gäste aus Ländern, in denen das nicht üblich ist, sehr ungewohnt. Der Vermieter hat uns aber weitere dünne Decken organisiert. Für die kühleren Nächte wären weitere dicke Decken noch hilfreich gewesen. Ein Brotmesser fehlte.
