Overview
First Impressions
London zone2 Classic 3 bedroom sits in one of those converted Victorian buildings that dot Hackney — you know, the kind where developers actually kept the character instead of gutting everything. Vanbrugh House has this solid, unpretentious feel that immediately tells you this isn’t trying to be some flashy boutique property. It’s more like staying in a friend’s well-appointed flat, which honestly works perfectly for London.
The Space
Walking into the apartment, I was genuinely surprised by how much breathing room you get. Three proper bedrooms mean you’re not playing Tetris with luggage, and the living area actually feels livable — not just a token gesture. The kitchen is fully kitted out, which matters more than you’d think when you’re staying longer than a weekend. I mean, London restaurant bills add up fast, so being able to cook breakfast or grab snacks from your own fridge is pretty brilliant.
Location & Getting Around
Here’s what I love about Hackney — it’s got this perfect balance of being residential enough to feel like real London, but close enough to everything that matters. You’re genuinely in zone 2, which means the Tube connections are solid without the zone 1 price madness. The neighborhood has that lived-in vibe where actual Londoners go about their day, not just tourists snapping photos every five minutes.
What Works (and What Doesn’t)
This unique boutique hotel without official star rating thing actually makes sense once you’re there. It’s not trying to compete with traditional hotels — instead, it gives you something they can’t: proper space and the freedom to live like a local for a while. The setup works especially well for families or groups who need multiple bedrooms but don’t want to book separate hotel rooms across the hall from each other.
Why Guests Love It
What really sells this place is the combination of space, location, and that residential feel you just can’t get in a standard hotel room. You wake up and make coffee in your own kitchen, not queuing behind business travelers in a lobby café. The three bedrooms mean everyone gets their own space — crucial when you’re traveling with family or friends for more than a few days. Plus, being in Hackney puts you right in one of London’s most interesting areas, where you can actually see how the city lives and breathes beyond the tourist trail.

"Very good"
Very reasonably priced and great location, plenty of beds, nice living room and balcony, clean spaces
What could be improved: No shower curtain in bathroom, weird fridge position, basic uncomfortable sofas, bin lid doesn't close, owners items in bedroom cupboards

"Good"
Location is very good if you want tube and buses within a short walking distance. There is also a Tesco and Lidl within a walking distance.
The apartment is a good size, and as a group of 6, we felt perfectly comfortable in the space provided.
Hosts were very responsive and helpful when answering questions.
What could be improved: There was mould in pretty much every room either on the ceiling or on the walls. It didn't make much difference for 3 nights, but it may be worth looking into at some point.
The balcony was a mess, which is a shame as it could be a nice additional area for drying clothes or wet towels, for example.
Lots of limescale in the kettle.

"Originaly good but the heat in two of the bedrooms was not working Ana it should get some renovation"
I liked the location, it was near a overground station.
What could be improved: It may need some renovation, and also in the two of the bedrooms the heat was not working.

"Very good place"
Location was great, easy to get to and very nice neighbourhood. The flat had all basic items in the kitchen, hoover, dishes products. Everything was clean, bed made and towels provided.
What could be improved: Beds were not the most comfy but I didn't mind as a heavy sleeper

"Frustrating but alright at the same time. Wouldn't recommend this place to anyone that i know."
The place was in an ok location where you could reach most of the busses that they where going to downtown London in less than 10 minutes walk, So for me that was really good . The are was also really quiet and not scary to walk around during evening.
What could be improved: The room was good in size but the bedsheets was not clean. The kitchen had a huge stain on the floor from garbage's and the bathroom wasn't very clean. The owner had a really bad attitude when we tried to explain to him that our bedsheets where dirty and used from the previous tenants and he at first refused to do anything about it, until we send him proof with pictures and even told him if he doesn't come to change the bedsheet we would like our money back and leave.

"Bien relación calidad/precio"
Apartamento amplio y limpio. Bien para lo que es Londres. Caben 6 personas perfectamente.
