Overview
First Impressions
Walking up to House 220 on West Green Road, you immediately know this isn’t your typical London hotel. The Victorian terrace house has been transformed into something that feels more like staying at a design-conscious friend’s place than checking into a standard boutique property. There’s no sprawling lobby or uniformed doormen — just a thoughtfully restored building that somehow manages to feel both intimate and polished.
The Neighborhood Vibe
Tottenham isn’t where most tourists end up, and honestly, that’s part of what makes House 220 interesting. You’re in a genuinely residential area where locals grab coffee and do their shopping, not somewhere that’s been sanitized for visitors. The area has this creative energy — there are independent cafes, vintage shops, and you’ll spot street art that actually means something to the community. It’s about a 15-minute walk to Seven Sisters tube station, which gets you into central London easily enough.
The Room Experience
Each room feels like someone actually thought about how you’d want to live in the space, not just sleep there. The design hits this sweet spot between minimal and warm — exposed brick walls, carefully chosen furniture, and windows that let in proper natural light. You know what I really appreciated? The beds are genuinely comfortable, not just Instagram-pretty, and there’s enough storage that you can actually unpack if you’re staying more than a night.
What Makes It Special
This place operates more like a thoughtful guesthouse than a traditional hotel, which means the service feels personal without being intrusive. The owners clearly care about the details — good coffee in the morning, locally sourced breakfast ingredients, and they’ll give you actual neighborhood recommendations instead of just pointing you toward tourist spots. It’s the kind of place where you might end up chatting with other guests because the atmosphere just naturally encourages it.
Why Guests Love It
House 220 works because it doesn’t try to be everything to everyone. If you want a concierge and room service, look elsewhere. But if you’re after an authentic London experience with character and personality, this unique boutique hotel delivers something you can’t find in the chain hotels around Covent Garden. The 8.6 rating makes sense — guests seem to connect with the unpretentious approach and the fact that you’re staying somewhere with genuine local flavor. It’s London hospitality without the usual London hotel price tag or stuffiness.

"The accommodation exceeded my expectations"
I did not prepare food at the facilities, although complimentary tea, snack, sweets, water etc were provided for you have. The accommodation is well stock with everything for your comfort. The cleanliness of the house, especially the bathroom and kitchen caught my attention.
The location is very good, everything at your convenience.
The host gave clear instructions of what the house rules were, which I find was helpful.
Overall my two night stay was comfortable, I would definitely recommend this place and look forward to staying again

"Superb"
Very cosy and clean. Toothbrush, shampoos, water bottles, clean towels and a full range of coffees and biscuits were provided. My room was small but felt very nice and welcoming. Lovely staff too. Really enjoyed this place
What could be improved: My bed was SOO squeaky. Every time I moved it made the loudest squeaking noise. I was hoping nobody was in the room next door to get the wrong idea

"Good value quality room"
Comfy bed, if slightly short for my long legs.
Well organised bathroom
A peaceful place on the whole and a very nice complimentary tea and biscuits area etc, bottled water and with fridge to put your stuff in on the landing. One of the better places in London, good value.
What could be improved: No place is completely peaceful(and nor am I always, either, even if I'm usually quieter than almost anyone except in exceptional circumstances)
So people might still disturb my football some times if they are in and out of rooms quite a lot
Better than most places though
It would be nice if there were labels to mark stuff in the fridge just in case anyone assumed your stuff was part of the complimentary offerings
