Overview
First Impressions
House in Tubbs sits on a quiet residential street in Brent that honestly feels more like a well-kept secret than a typical hotel location. When I first arrived at 57A Tubbs Road, I wasn’t entirely sure I was in the right place — it looks more like someone’s beautifully renovated home than a four-star property. That’s actually part of its charm, though the understated entrance means you might walk past it if you’re not paying attention.
The Neighborhood Feel
What struck me about this part of London is how genuinely residential it feels. You’re not in the thick of tourist crowds here, but you’re also not stranded somewhere inconvenient. The nearest tube station requires a short bus ride or a decent walk, which some people might find annoying. I mean, if you’re the type who needs to be steps from the Underground, this probably isn’t your spot. But if you want to experience London more like a local — with corner shops, tree-lined streets, and actual neighbors — it works really well.
Living Spaces That Actually Work
Each room feels thoughtfully designed rather than cookie-cutter corporate. The one I stayed in had this great mix of modern amenities and homey touches that made it easy to settle in for more than just a night. The kitchenette was surprisingly functional — not just decorative like you find in some places. You can actually cook a proper meal if you want to, which comes in handy when you’re staying in a residential area where grabbing takeout isn’t as straightforward as it would be in central London.
Small Details That Matter
The staff approach feels more like helpful hosts than formal hotel service, which matches the whole vibe of the place. They actually know the neighborhood well enough to give you solid recommendations for the local pub or where to catch the best bus connections. Parking is available, which is honestly a massive advantage in London — I’ve stayed at places in Zone 1 where they charge you £40 a night just to park three blocks away. The Wi-Fi worked reliably, and the morning coffee situation was better than I expected from what’s essentially a boutique property.
Why Guests Love It
House in Tubbs works particularly well for people who want a base in London without the chaos and expense of staying right in the center. It’s got that 8.2 rating because it delivers on what it promises — comfortable, well-maintained accommodations in a quiet part of the city where your money stretches further. You know what really sold me? The fact that I could walk to a proper grocery store, sit in the small garden area with my morning coffee, and still be in one of the world’s great cities. It’s not trying to be something it’s not, and that honesty makes all the difference.

Really enjoyed the stay in such comfortable house for family and close to bus/train station
What could be improved: One bathroom only and No dedicated parking

"Very good"
The house was clean, close to transit, relatively close to a grocery store (until we didn't want to go there anymore - see below).
What could be improved: 1. Three forks, two spoons and two teaspoons is unacceptable in terms of silverware for a family of four. Our daughters had to eat soup with the teaspoon or wait for their turn to use the spoons. One of them had to use a spoon as a fork.
2. The ironing board was broken.
3. The backyard was overgrown with weeds, not looking one bit like the pics, one of our daughters got stung by nettles.
4. The WiFi password was not the one provided to us in the instructions, but one we found near the router in the living room.
5. The residence is located in a poor area of London, with many shady-looking characters once you go into the main street. We actually assisted to a knife fight in the middle of the road and we had to run for safety with our kids. On our way back from the grocery store, over 100 meters of the street was cordoned off by the police, 7 police cars and one ambulance were present. We did not dare to go to that grocery store after that.
6. Upper floor neighbours were really noisy, sometimes loudly walking through the house for what seemed like the whole night, banging doors when going out, etc.

"Great little stay in North London, clean, tidy and well located"
Great location, just near train station (though no noise intrusion) - super convenient as on both Tube and Overground routes. Lovely little sitting room and dining area. Bedrooms great size with storage if required. Bathroom small but adequate. Host was super helpful and responsive when we had issues connecting to Wifi.
What could be improved: Not an issue for us, but there were 5 internal stairs (leading down to bedrooms) which may be an issue for some. Also, the garden probably needed a tidy up (again not an issue for us - we were there in Winter!)

"it was alright, but needs improvement."
What could be improved: the bed liner, blankets and the area was dirty.
the water heater broke during our stay and had to take shower in cold water.

"Pleasant"
Recently renovated, mostly done well
Spacious
Close to train stop
Clean bathroom, except mildewed grout
Clean linens
Good heat
Hot water, too hot even, dangerous for kids
What could be improved: Area felt unsafe upon arrival as exterior was not maintained
Dirty kitchen, oven, freezer, cabinets, canisters, baseboards, caulking
Dishwasher lacked instructions/wasn't usable
Wifi instructions and codes were inaccurate
Bathroom sink drained poorly
Mattresses were extremely cheap
Check_in process and instructions were difficult to navigate
Booking.com should regulate better the use of their platform only and NOT allow the hosts to force users to another website
Area has limited food options and businesses close early which further limits access
Would not stay again

"Passable"
What could be improved: The response with regards to electrical issues were slow and there was someone in the property to fix the electrical issues without my information and this made me feel unsafe as the back door was left open
