Honestly, the location here is what really sold me on this place. You’re literally a few minutes’ walk from Holland Park itself — I mean, where else can you have peacocks wandering around while you’re having your morning coffee? The area feels residential but not isolated, with that perfect mix of local cafes and upscale shops along the avenue. What’s brilliant is you can actually walk to Notting Hill in about ten minutes, but you’re staying somewhere that feels more authentic and less touristy.
The Space Itself
The apartment setup here works really well for travelers who want more than just a standard hotel room. Each unit has its own character — mine had these lovely high ceilings and period features that you’d expect in this part of London, but with modern touches that actually make sense. The kitchen isn’t huge, but it’s properly equipped if you want to grab some groceries from the nearby Waitrose and make breakfast or a simple dinner.
Practical Comforts
What I appreciated most was how thoughtfully everything was set up. The Wi-Fi actually works well (you’d be surprised how many places get this wrong), and there’s decent parking available — which, let’s be honest, is pretty much gold dust in this part of London. The building itself is well-maintained without feeling overly polished or sterile. You get the sense that real care has gone into making this a comfortable base for exploring the city.

The place was really nice exactly like in the photos. Very Clean and good communication and great location.
What could be improved: It is lower ground floor which was totally fine just I dint realize before booking. And I already saw the hot water in the shower is not easy to manage to change hot and cold which I have seen the same issue in London.

"Great comfortable apartment in a great location."
We have stayed before and it's in a great location . It's close to a tube station and there are plenty of buses that pass on Holland Park road . There are numerous shops , cafes , pubs and restaurants close by as well.
What could be improved: Nothing all was great.

The location is amazing! Close proximity to many restaurants, parks, playgrounds.
What could be improved: Would love if it had blackout curtains. It is still amazing, but would have been good for our kids.

Floorboard. Spacious apartment - excellent for family of 4. Convenient location - walk to train station, bus stops and Kensington Palace. Tesco and cafes near by. Kitchen and laundry. Very helpful host. Wifi and Netflix provided.

"Convenient London Base with a Responsive Host"
We stayed at the Holland Park apartment for six nights, from Monday to Sunday. The apartment is a lower ground floor flat, as clearly mentioned in the listing. The location is excellent, very close to Holland Park, Notting Hill, and Westfield Shopping Centre, which made it easy to explore the area. One of the big advantages is the excellent access to public transport, with plenty of nearby buses and underground stations for getting around London. The owner was very polite, friendly, and responsive, always willing to help us promptly with any issues that came up during our stay.
What could be improved: Overall, our stay was nice, but we did face a few issues. The first 3 days, we experienced unstable water temperature in the shower (it would be hot for a minute, then cold for a couple, and back again), which made showering quite uncomfortable. We informed the owner, who was very polite and responsive. A technician came on Wednesday, but unfortunately, the visit raised some concerns. There was no supervision, and after their visit, we noticed that the bathroom had been used, so we had to clean the bathroom ourselves. Despite these issues, the apartment served its purpose, and the host was attentive and willing to help. With better maintenance and more care from the service personnel, this could be a great stay for anyone visiting the area.
