Flat 1 High Road – Room A & B isn’t your typical hotel — it’s actually more like staying in someone’s well-appointed home, which honestly makes the whole experience feel refreshingly personal. This unique boutique hotel without official star rating sits right on High Road in Finchley, and I’ll be straight with you — the setup is pretty clever. You’re getting proper apartment-style accommodation with two separate rooms to choose from, which means whether you’re traveling solo or with someone, there’s flexibility here that most places just don’t offer.
The Space
What really caught my attention was how each room feels genuinely lived-in rather than sterile. Room A has this cozy, almost residential vibe with proper furniture that doesn’t look like it came from a hotel catalog — you know what I mean? Room B offers a slightly different layout, and both come with access to a shared kitchen area that’s actually functional (not just a mini-fridge and kettle situation). I mean, you can properly cook here if you want to, which saved me quite a bit on dining out during my stay.
Finchley Life
The thing about staying in Finchley is that you’re getting a real slice of North London without the tourist crowds. High Road itself is busy but not overwhelming — there’s a proper mix of local shops, cafes, and that everyday London energy that feels authentic rather than put-on. The transport links are solid too; you can get into central London without too much fuss, but honestly, I found myself enjoying just wandering around the neighborhood more than I expected to.
What Works Here
The hosts have clearly thought about what travelers actually need rather than what looks good in photos. There’s decent parking available (which, let’s face it, is gold dust in London), and the whole place has this relaxed atmosphere where you don’t feel like you’re being watched or judged. I appreciated that they didn’t try to oversell the experience — it’s comfortable, clean, and functional without any unnecessary frills. The Wi-Fi actually works properly, the heating responds when you adjust it, and those little details that can make or break a stay are all sorted.
Why Guests Love It
Look, this isn’t going to be everyone’s cup of tea — if you need a concierge and room service, you’ll want to look elsewhere. But if you appreciate having your own space, meeting genuine people, and experiencing London more like a temporary resident than a tourist, then Flat 1 High Road delivers something most hotels simply can’t. The 8.4 rating makes sense to me; it’s the kind of place that either clicks with you completely or leaves you wondering why you didn’t just book a chain hotel. For me, it clicked — there’s something refreshing about staying somewhere that feels real rather than designed.

"Superb"
Nice and clean place. Very close to underground - only about max 15 mins nice and quiet walk through streets. High Road is full of shops, cafés and patiseries. The kitchen is nicely equipped, and even though we shared it with another room, we didn¨t mind. Our room had its own bathroom and toilet, while the other room had a bathroom and toilet outside the room and had to cross the hallway to get there. Otherwise, the apartment was very nicely located, and we definitely felt safe there. At first, we had a slight problem with the codes, but the receptionist helped us very quickly, and after that, we had no issues using the codes for any of the doors.
What could be improved: The place is a bit noisy, the people above the apartment stomped a lot and were very noisy and it was also quite noisy from the street. I didn't mind, I was tired every day and fell asleep quickly, but my friend, who is a light sleeper, had trouble falling asleep. I'd aslo recommend cleaning the dryer thoroughly - it was full of lint and didn't dry the towels properly.n

"It was a comfortable stay. There was no disturbance and my husband and I felt quite safe."
It was easy to find and is in a convenient location with lots of shops and restaurants around.
The host met me in the building next door and assisted in getting us settled in. The hosts are quite pleasant and helpful.

"Lovely place"
Everything. At first I was a bit upset for not having a fridge or an electric kettle, only to realise there was a fully equipped kitchen! I discovered it after several days of being there, when our friend joined us in the room next door, and the cleaner lady showed him the door that we had believed to be a storage. 🤦😂 There was not only an electric kettle and a fridge, but also a washing machine and a dryer. The wifi was also great, and the location too.
What could be improved: I didn't like when our time to leave had arrived.

"Comfortable clean modernised studio in North Finchley near to public transport to Central London."
Although the room was separated from the private use bathroom via a shared hallway this was not an inconvenience. The private sole use bathroom facility was modern and very well equipped. The room, bathroom and entrance all used digital code access, and one felt very secure throughout the stay. Excellent kitchen for shared use with a second studio (whihc had its own ensuite).
Located a 2 minute walk to North Finchley bus station from where a short bus ride connects to Finchley Central and fast and regular underground to Central London. Loads of late night eateries, shops and bars available after midnight for use after returning late.
Access on the gound floor, with no steps anywhere, to a main door on the street is very convenient.
Wi-Fi worked well.
What could be improved: It was all good.

"Not as Advertised in the Photos"
On the positive side, the location is convenient — close to a bus stop, metro station, and lots of nice cafés.
What could be improved: Unfortunately, our stay was very disappointing. The apartment was not clean when we arrived. The bed sheets and towels were dirty and the toilet paper had visible stains. There was dirt on the floor and on the walls as well. The kitchen had a bad smell, the trash bin was full and smelled terrible, and there was laundry left in both the washing machine and dryer. The hallway had a musty, unpleasant odor that didn’t go away. The hygiene and cleanliness issues made it hard to enjoy our time here.

"Flattened 0 on Low Road- The Finchley Nightmare"
We didn't like anything; we left within the first hour of arriving.
What could be improved: The place exuded a sickening feeling, some sort of ghetto hideout where criminals have their meetings. Furthermore, the entry and exit instructions were outdated and a clear hindrace in case of an emergency.The code provided could not open room B, and the shared kitchen and laundry facility was messy with an awful smell which permeated room A. A guest complained that she had to share her bathroom with others because their toilet was not working. The place looked like a cheap motel. We requested a refund which was denied- no surprise.
