"Welcoming, comfortable, great location but some details weren't so accurate on the booking.com site"
We appreciated the kind landlady who despite feeling in pain with her back made great efforts to warmly welcome us and chat to us.
The room was compact as expected but bed very comfortable. We only needed a night stay so didn't need lots of space. It was good to find somewhere dog friendly and it was lovely to explore the beautiful big park just up the road for our morning dog walk. We were able to park out the front easily. The Garden was lovely.
What could be improved: On the original booking with booking.com we chose the cheaper room within our budget. It said there would be a private bathroom so we thought that would be OK and if private we wouldn't need it to be ensuite. Unfortunately the bathroom was very much used by the tenant next to us and a few others...when we had arrived the toilet seat was broken so falling off and the bathroom (especially the toilet) very dirty, nothing in the soap/shampoo dispensers.
The landlady took my feedback on the toilet very well and we were offered to use a separate toilet upstairs. The booking also said garden view but we had street view from the room. We signed an agreement online for no noise after 9pm but the kitchen was being used with loud TV and washing machine on and chatter til gone 1am very close to our room. So it wasn't a peaceful night for us.
To conclude there were a few things then that we didn't expect and so a bit disappointed in our stay.

"Was OK except for the cobwebs."
It was just OK for what I needed. A quiet place to have a rest.
What could be improved: I did not like the fact that I had to remove cobwebs from the room and did not see anything to use, luckily there was an hanger, so I had to climb the bed to remove them.

"Good"
The premises were clean. Apart from the tiniest toilet and a shower door that required strength to close or open. Clean kitchen and utensils. Sam was a very good host and polite. For over70 pounds, rooms should have at least a welcome drink in it. . check in time is another problem, 3 pm as checking in time doesn't work especially when you need rest after a long journey. I had to pay an extra £10 for allegedly checking in after 12.😉
What could be improved: Paying unnecessary money for checking early midday. Tiny toilet and wash basin. We had to brush our teeth while in the shower

What could be improved: The bed base and sheets were torn, top duvet not clean. The kitchen for my use is in the next building, couldn’t even make tea or coffee during my stay.

"Convenient value for money for a night's stay"
Convient and friendly place to stay for one night, kitchen provided so even though room is small you have a lot of space
What could be improved: Toilet could do with some work, fixing toilet seat, etc - okay for one night but wouldn't recommend more than 2

"You get what you pay for… 9 nights was a bit too long ."
It’s close to buses and underground, it has a beautiful garden .
It was nice to use the kitchen and cook when I wanted to.. kitchen had everything I wanted
Long term tenants and Sam the helper are very friendly
You always find Bread , milk sugar tea and coffee in the kitchen which was very nice
I was allowed to check out later than expected, thanks.
What could be improved: I didn’t like the bedding, duvet in my room was very heavy..
pillows were uncomfortable and noisy it feels like they have plastics inside .
Lots of Towels but are a bit rough … need some softner. Tv had no remote and it’s not a smart Tv

"YOU GET WHAT YOU PAY FOR"
THE PLACE WAS VERY BASIC BUT CHEAP TO STAY SO WHAT I EXPECTED. VERY SMALL ROOMS.
What could be improved: SOME KIND OF BREAKFAST EVEN IF THERE WAS AN EXTRA CHARGE

"I was looking for a cheap place that offered me bang for my buck. I received that & am appreciative."
The small room was tidy, the bed very comfortable and the linen nice and clean, and the drawers adequate. The two shared bathrooms were clean, comfortable and new.
What could be improved: The shared kitchen, which includes a couch and a TV, needs some attention.
