Overview
First Impressions
Design House Peckam – Dynamic City Stay sits in one of South London’s most interesting neighborhoods, and honestly, it feels like you’re discovering something most tourists never see. The building itself has this industrial-chic vibe that works perfectly with Peckham’s creative energy — you know, exposed brick mixed with modern touches that don’t try too hard. It’s a three-star place that punches above its weight in terms of style, though you’ll notice it’s more about smart design than fancy amenities.
The Neighborhood Reality
Here’s the thing about staying in Peckham — it’s not Covent Garden, and that’s exactly the point. You’re in the heart of South London where actual Londoners live, work, and hang out. Peckham Rye Park is a short walk away (perfect for morning runs), and the local food scene is incredible if you know where to look. The rooftop bars around here have some of the best skyline views in London, but without the tourist crowds you’d find elsewhere.
Your Room Experience
The room I stayed in was compact but thoughtfully designed — every inch serves a purpose without feeling cramped. The bed was surprisingly comfortable, and they’ve done something clever with the lighting that makes even the smaller spaces feel open. You won’t find a massive bathroom or tons of storage, but there’s enough space for a city break, and the Wi-Fi actually works properly (which isn’t always a given in London).
Getting Around and Practicalities
Transport links are better than you’d expect — Peckham Rye station gets you into central London in about 15 minutes, though the trains can get packed during rush hour. There’s limited parking on the street if you’re driving, but honestly, you don’t need a car here. The staff know the area well and can point you toward the good coffee shops and that amazing Nigerian restaurant around the corner that doesn’t look like much from the outside.
Why Guests Love It
What makes this place work is the combination of being genuinely local while still feeling safe and comfortable for visitors. You’re not paying Zone 1 prices, but you’re getting an authentic London experience that most hotels can’t offer. The design touches feel intentional rather than generic, and you’ll end up with stories about discovering parts of London that your friends who stayed in Westminster never saw. Just don’t expect room service or a concierge — this is more about location and character than traditional hotel services.
Savvy travelers reserve a hotel in London before spring brings blossom-lined parks, pop-up exhibitions, and warm evening strolls.

Clean, new, comfortable, good location
What could be improved: No hairdryer, no heating

"Okay place for a few days in London."
Good location, good price/quality ratio
What could be improved: It is very very very noisy inside the house. Whenever people in the room above us were walking or moving or talking, we were hearing it very loudly. Walls and floors are very thin.

"Inexpensive place in residencial peckham"
It was cheap and I needed a place to stay in peckham because I was presenting at a festival and there's basically nowhere to stay there. It was clean and the property is recently renovated. The heat worked. I didn't have an issure with noise although some noisy portuguese speakers came the last night. It's fine if you need a place that's cheap and you're alone, but it's really not designed with travelers in mind.
What could be improved: Ok-
1- there's only ONE key for everyone. Having a bunch of key boxes and one master is a terrible idea. NFC chips and locks are not expensive; we have them at my business. Give guests nfc keys and a code for the door.
2- The wifi was terrible because I'M sure there's only one router; not one for every floor.
3- There is a kitchen BUT nothing to cook with which is comical. There was A pot, some glasses. I wanted to make teas but there were no mugs, so you have to have a hot glass of tea.
4- the cleaner was late so I had to check in later.
5- It's in a residential area so it wasn't as close as it looked on the map to the train station, it's like 17 min by foot. There are lime bikes around which help.

"Very good"
It was in a lovely neighborhood, comfortable bed and nice views. Charming and calm zone.
What could be improved: I felt it wasn’t really clean, there was empty candies in the drawers, the freezer was dirty and you could tell the bathroom wasn’t clean enough.

"Value for money in a chill neighborhood"
Very good price point! The communication was fast, the rooms wa as expected. The whole building felt brand new, and it was nearly 20-30 mins to get to the centre (Queens Road to London Bridge, Nunhead to Blackfriars or Victoria).
What could be improved: We think the heating didn't work, but it was fine in September. The room was a bit empty: few storage places, no hair dryer, no toiletries, no kettle or cutlery, even though it has a tiny kitchenette. Some carpets would be also nice, as the floor was freezing.

"Very good"
Excellent communication from the host. Great location for my visit with numerous stations and amenities all within walking distance. Great value accomodation with all the facilities (incl a full kitchen).
What could be improved: No real concerns, I just had some guests in an adjoining room that could have been a little quieter and more considerate of other guests.

"With some improvements, this could be pretty good"
Comfortable bed, newly renovated, quiet neighbourhood
What could be improved: While everything seemed brand new, this place just lacked some essential things: no toiletries in the bathroom, no washing up liquid/sponges/tea towels in the shared kitchen or kitchen corner in the rooms. Just a wastepaper basket in the bathroom with no lid and no other place to dispose waste in the room. No clothes hangers even though there‘s a big nice wardrobe. The cleanliness/tidiness could also be improved - we stayed for 5 nights and while we didn‘t particularly need it, it would have been nice to have the option for fresh towels, a new bin liner or toilet toll top up. The towels provided also had make up stains on them and didn‘t feel fresh. All minor things that could easily be improved and would make the whole experience much nicer as the room itself is pretty nice.

What could be improved: Very noises when people are up stairs

"Good"
All in all clean and aesthetic room, neighbourhood felt safe
What could be improved: The room was really small, while it had a bathroom it didnt even have a bin. We had problems with getting into the room. Also there was at least 35 degrees outside, and the heater was running when we arrived. The help didnt know how to turn it off.
