This unique boutique hotel occupies a converted Victorian house on Kimberley Gardens — you know those lovely tree-lined streets that make you feel like you’ve discovered a secret corner of London. The exterior doesn’t scream “hotel,” which I actually love because it feels more like staying at a stylish friend’s place than checking into somewhere corporate.
The Neighborhood Scene
Finsbury Park gets overlooked by most tourists, but locals know it’s one of those areas that’s quietly brilliant. You’re a proper 10-minute walk to Finsbury Park station, which puts you on the Piccadilly line — direct shots to King’s Cross, Russell Square, and Covent Garden without the usual tourist crowds. The park itself is just around the corner, and I mean the actual green space where people jog and walk their dogs, not some tiny square with a bench.
Your Space
The room I stayed in was compact but thoughtfully designed — they’ve clearly put effort into making every inch work. The bed was comfortable (proper firm mattress, not one of those saggy things you sometimes get in budget places), and there was actually enough space to open your suitcase without performing gymnastics. What struck me was the attention to detail — decent lighting for reading, enough plugs near the bed, and a window that actually opened for fresh air.
Practical Bits
Look, this isn’t a place with a fancy lobby restaurant or room service, but that keeps costs down and the vibe authentic. There’s a shared kitchen area that’s clean and well-equipped if you want to grab groceries from the Sainsbury’s down the road. The bathroom was spotless with good water pressure — sometimes it’s the simple things that matter most when you’re traveling. Staff were genuinely helpful too, not just going through the motions.

Here’s what makes this place work: it gives you a real slice of London life without the premium price tag of central hotels. You’re close enough to everything that matters but far enough out to experience how the city actually feels when you’re not surrounded by other tourists taking photos. Definitely recommend, a lot of stores nearby, 45ish minutes to center london (through public transport—specifically the tourist spot). As a group of girls, we felt very safe .

"Comfortable stay, well equipped, but with a few quirks"
The apartment is overall comfortable and well equipped. Having a full kitchen and a washing machine was a huge plus — it made my stay much easier, especially since I didn’t have to go out to do laundry or meals. TV with Roku was nice too, we came from France and Belgium where only local tv was available, and sometimes at night it’s nice for my kid to watch something for a few minutes while arranging the next day. The hosts were very kind and attentive, and the check-in process was smooth. The location was also convenient, bus station just around the corner. A little bit far from touristic places, however also cheaper.
What could be improved: The house felt slightly tilted, which sometimes made me feel a bit off-balance — nothing extreme, just noticeable. The no-shoes policy is understandable, but it can be uncomfortable for guests not used to it, especially since there’s no bench or seating area to put shoes on and off, just a narrow hallway.
Also, the floors, beds, and doors creak and slam easily, which can affect rest. I was unlucky to have a very noisy neighbor during my stay, though I know that’s outside the host’s responsibility.

"Superb"
The room was spacious enough, and the shared kitchen was a good thing. It's in a Turkish area, so there are many Turkish restaurants and bakeries around, which are worth trying, as they have very nice food. A bus you can take on the corner takes you to the city center and back, so although it's not as centric, it has easy access. There's also two nearby stations of the tube nearby from the Piccadilly line and an overground station close as well. the cleaning ladies are very kind. Good stay for a budget trip!
What could be improved: There aren't many toiletries, and our bathroom smelled from the drain. It was not super strong; just some ventilation helped. The towels are also quite small and thin.
