Overview

First Impressions

Casa Peppino – Soho – by Frankie Says sits on a narrow street that feels distinctly Soho — you know, the kind where you can hear jazz drifting from basement clubs and smell coffee from tiny Italian places. The entrance is understated in that deliberate London way, with dark green paintwork and brass fixtures that actually look like they belong rather than trying too hard.

The Soho Experience

What I love about this four-star spot is how it captures Soho without the tourist trap feeling. You’re genuinely in the thick of it here in London — Ronnie Scott’s is practically around the corner, and you can walk to Chinatown in about three minutes. The neighborhood buzzes with that mix of media types, theater people, and locals who’ve somehow managed to stick around despite the gentrification.

During the day, you’ll find yourself wandering past independent record shops and vintage clothing stores that feel authentically scruffy. Come evening, well — this is Soho, so you’ve got everything from proper pubs to cocktail bars where they know how to make a decent Negroni.

The Room

The room I stayed in felt like someone’s stylish flat rather than a typical hotel setup. Dark wood floors, exposed brick in places, and furniture that looks collected over time rather than bought as a set. The bed was genuinely comfortable — not just hotel comfortable, but the kind where you actually want to sleep in on Sunday morning.

Honestly, the bathroom surprised me most. Decent shower pressure (which, let’s face it, isn’t always guaranteed in London), and they’d managed to fit everything in without that cramped feeling you get in a lot of Soho places.

Food and Atmosphere

There’s a restaurant downstairs that does proper Italian food — not the touristy stuff, but the kind where they actually care about the pasta. I mean, with a name like Casa Peppino, you’d hope so, right? The staff seemed to know their regulars, which always feels like a good sign.

The whole vibe feels more like a neighborhood spot than a chain hotel. You’ll see people working on laptops during the day, friends meeting for dinner, that sort of thing. It’s got character without being aggressively quirky about it.

Why Guests Love It

What really works here is the location combined with that boutique hotel feeling. You’re not paying Mayfair prices, but you’re getting something that feels personal and thoughtful. The 8.7 rating makes sense — it’s the kind of place where small details matter, like decent coffee in the morning and staff who remember your name.

If you want to feel like you’re actually staying in Soho rather than just visiting it, Casa Peppino delivers. It’s got that lived-in London feeling that’s getting harder to find, especially somewhere this central.

"Couple weekend away. Fantastic location."
Location is amazing. Easy to get in/enter. Nice shower. Tea/coffee facilities and a fridge. This was my second visit.
What could be improved: There is a little street noise-this didn’t bother me at all but some may dislike it.

"Awesome place to stay!"
Awesome location, nicely equipped appartment. Not much noise at night even though we spend the weekend there and bars are all over.
What could be improved: The fold out bed I the living room did not fit both our children (11+13), one slept on pillows and extra blankets we found

"Great time in Soho"
The location is in the heart of Soho. It's great to be in the middle of this district and we really enjoyed it. Right next to the entrance, in the neighbouring building, there is probably a brothel. It didn't bother us, but it might be interesting for some visitors. The flat is super clean and was equipped with everything we needed. I can't say whether everything you need for cooking is there, as we never cooked. The bathroom is very, very small, but adequate. A tip: the Italian grocery shop downstairs has a small ‘hidden bar’ that is highly recommended.
What could be improved: Unfortunately, the laminate flooring is not laid perfectly, which means that it creaks with every step, and also every step can be heard from the flat above. What is missing is a wardrobe. There is no way to hang up jackets or coats (except in the wardrobe). As London does not always have dry weather, wet jackets can only be hung in the shower. Unfortunately, during our visit, the power went out in the street on two days. The first time was in the evening around 10 p.m. Then the door code no longer worked and we couldn't get into the apartment. When we called the emergency number, we were initially answered by someone from a call centre who, apart from repeatedly asking us to enter our PIN code, was unfortunately unable to offer a solution. After a while, we received a call directly from an employee who was friendly and helpful. Fortunately, the city had repaired the problem in the street in the meantime, and after more than an hour, we were able to enter the building. The following day, there was more work being done in the street, which made it impossible to enter the building and the apartment for about three hours. There is a manual for the flat. Unfortunately, it is not up to date when it comes to turning on the heating. At some point, the thermostats on the radiators were converted to a central control system, which is not documented, so we had a cold flat on our first evening.

"Exceeded all our expectations and would 100% recommend. Apartment clean, tidy, quiet, well equipped."
We were not sent the exact location before hand or the door code. The Frankie says phone number was answered immediately and the email re-sent so we could then quickly find the apartment and get in.
