This four-star property is actually one of those surprisingly well-thought-out places that gets the basics absolutely right. The building itself has a modern, clean-lined look that fits perfectly with the area’s ongoing transformation from overlooked South London neighborhood to somewhere people actually want to be.

Location & Neighborhood

You know what I love about this spot? Camberwell is having this brilliant moment right now — it’s got that authentic London vibe without the tourist crowds clogging up the streets. Denmark Hill station is literally a few minutes’ walk away, which means you’re 15 minutes from London Bridge and pretty much anywhere you need to be in central London. Plus, there’s this fantastic stretch of independent cafes and pubs along Camberwell Church Street that most visitors never discover.

The Studio Setup

Each studio apartment here is genuinely well-designed — and I mean that in the best possible way. They’ve managed to pack everything you need into a compact space without it feeling cramped or awkward. The kitchen area is properly functional (not just a token mini-fridge situation), and honestly, after staying in too many London hotels where you can barely turn around, the thoughtful layout here was refreshing.

What Works

The “high spec” part of the name actually delivers — decent Wi-Fi, proper heating that you can control, and windows that open (you’d be surprised how rare that is). There’s parking available too, which is gold dust in this part of London if you’re driving. "All in all it is fine for London, however some property improvements are needed."
The property had the sufficient facilities that someone would need for London and the area of the property was very convenient with a Lidl close by and many other little shops and bus stops.
What could be improved: We had to ask for the fan several times before we received one despite enquiring before arrival to the property. The toilet lid is not secured on and it took days for someone to come fix it but it was still not on properly. There is a mouldy smell that the bathroom emits and everything in the toilet gets dusty overnight, we never figured out the cause but we’re waking up with congestion.

Clean, newly refurbished, easy access via key code.
What could be improved: Tiny room and bathroom. Bed right up against the window. Just enough space to stand on other side of bed and use kitchen facilities, which include sink, full size washing machine, 3/4 fridge, microwave, hob and cooker hood. Very cold arrival. Eventually found electric wall heater behind desk and plugged it in. No heating in tiny bathroom. Sink is integrated into top of toilet cistern. Too small, hard to use and unhygienic. Too much has been crammed into too little space with little thought for comfort or how it might be used. Just a poor design really.
