First Impressions
When I first pulled up to 1 Bedroom Studio on Haimo Road, I’ll admit I wasn’t expecting much from the modest exterior. But here’s the thing about Eltham — it’s one of those South London neighborhoods that surprises you once you scratch beneath the surface. This three-star property sits quietly in a residential area that feels more like a local secret than a tourist hub, which honestly worked in my favor.
The Space
The room itself is exactly what it says on the tin — a studio setup that’s been thoughtfully arranged to maximize every square foot. What struck me was how they managed to fit a proper sleeping area, a small seating space, and even a functional kitchenette without it feeling cramped. The layout actually flows better than some larger hotel rooms I’ve stayed in, and there’s something refreshing about having your own little self-contained space rather than just another generic hotel box.
Location & Getting Around
Now, Eltham isn’t exactly Zone 1, but that’s part of its charm — and the reason you’re getting decent value here. The train station is about a 10-minute walk, and from there it’s a straight shot into central London. I found myself appreciating the quieter streets after busy days exploring the city. Plus, there’s a Tesco just around the corner, which comes in handy when you’ve got that kitchen setup.
Practical Details
The Wi-Fi held up fine for work calls, and I never had issues with hot water or heating — those basics that can make or break a stay. There’s parking available, which is honestly a godsend if you’re driving in London. The whole place feels clean and well-maintained, though don’t expect fancy touches or room service. It’s more about solid fundamentals done right, which I actually preferred to some of the stuffier places I’ve stayed.
Why Guests Love It
Look, this isn’t going to win any design awards, and you won’t find a spa or fancy restaurant downstairs. But if you want a honest, no-nonsense base for exploring London without paying West End prices, the 1 Bedroom Studio delivers exactly that. I mean, where else are you going to find your own kitchen and a peaceful night’s sleep this close to the capital? The 7.9 rating makes perfect sense — it’s the kind of place that exceeds modest expectations rather than falling short of grand ones.

"Superb"
We arrived very late, but nonetheless, Alex checked on us and made sure all was in order.
The studio was clean, the bed very comfortable and it had everything one needs.
There is parking just in front of the property, which is really convenient.
The location was absolutely fantastic for us as we had all the places we needed to be at 10/15 min distance by car.
Next time we're in London, we will most certainly see if Alex has availability first.

"Very good"
Very pleasant, spacious & modern, nice comfy bed & sofa, large tv. Spotlessly clean. Well located, Co-op, takeaway & cafe nearby
What could be improved: As a previous guest has stated, washing up has to be done in small bathroom sink. No washing up liquid, brush or teatowel provided. I did not actually cook anything, only had cereal for breakfast so it was OK for me.

"Calm, relaxing and convenient stay, room for improvement"
Super clean, quiet and private place to stay. Alex the host is super friendly and supportive! Every day locations and train in 15min radius to walk.
What could be improved: Unfortunately the kitchen was removed after I had booked, which was a little annoying because it was partially the reason I chose this stay. It was super uncomfortable doing some basic kitchen tasks. Would have been happy getting informed by that change :(

What could be improved: I liked everything it was a lovely clean comfortable space, just personally I would have liked an oven and perhaps more cooking utensils in addition to the microwave and 2 rings provided which were fine for a couple of days. Note this is only a personal preference.

"Holiday bungalow"
Parking was good , very friendly host on site , good size accommodation for money ,
What could be improved: A few issues with front door locking , came back to accommodation and was shocked to find maintenance man and host in my accommodation, could of pre warned me , road to accommodation is closed between 8 to 9.15 and 3 to 4pm which can cause issues if u do need to go out , a book showing how to use appliances and road closure would be a good idea , nothing to show us how to put heating on
