When I first pulled up to 2 Bed Apartment in Sydenham, London on Adamsrill Road, I’ll be honest — it’s not the flashiest entrance you’ll ever see. But there’s something genuinely welcoming about this three-star setup that grows on you pretty quickly. The building sits quietly in a residential area that feels properly lived-in, you know? Not touristy at all, which I actually found refreshing after dealing with the usual London hotel crowds.
The Space Itself
The apartment is surprisingly spacious for London standards — I mean, we’re talking about a city where most hotel rooms barely fit your suitcase. Having two proper bedrooms changes everything when you’re traveling with family or friends. The kitchen isn’t massive, but it’s got everything you’d actually need if you want to grab groceries from the local Tesco and cook something decent. Honestly, after eating out for days, being able to make a proper cup of tea in your own space feels like a small miracle.
Location & Getting Around
Here’s where things get interesting — London transport from this area is actually quite solid. Forest Hill station is a reasonable walk, and you can get into central London without too much fuss. The neighborhood itself has that authentic South London vibe where locals actually live and work, not just the endless stream of tourists you get in Zone 1. There’s a decent high street nearby with proper shops, not just overpriced tourist traps.
What Works Well
The thing that surprised me most was how quiet it gets at night — unusual for London, really. You can actually sleep without sirens or drunk people wandering past your window at 2am. The room setup works well for longer stays too; having that extra bedroom means you can spread out properly instead of living out of a suitcase for days. Plus, there’s parking available, which is honestly a godsend if you’re dealing with a rental car in London.
Why Guests Love It
Look, this isn’t going to win any design awards, but it does something more valuable — it gives you a genuine taste of what living in London actually feels like. "Loved London and felt like a native English men :)"
It was very cozy and we felt English vibe in it. Flat is really spacious and well-equipped. We loved the design. Beds were great. Love the dining and living rooms.
We really appreciated the hostess, who was very helpful, responsive and kind.
What could be improved: Location is quite difficult if you plan to spend most of the time downtown. However, it was nice to feel like a London family in such kind of neighbourhood :)
The biggest problem are the neighbours upstairs. The noise was terrifying sometimes and it started very early in the morning (7am) and lasted to about midnight. I understand that there are children there, but they deffinitely have 0 respect to the others. I suggest trying to talk with them about it, because it's too much.

The house combined style and comfort and included all amenities we needed for our stay. Beds were extremely comfortable and house was spotless! 10/10 both for price and location.

"Gorgeous apartment with fab facilities"
The stay was brilliant, great parking and location for us and where we needed to be. The decor and general look of the apartment is modern and really gorgeous. Very comfortable, lots of facilities and amenities in the flat that we made use of. Host was very quick to answer any questions I had.

"Really happy made the holiday even nicer"
Really loved the property was really spacious and comfortable. Had everything you could need even a lovely coffee machine (my partner loves that amenity). The free parking was also nice as that is usually hard to find in London. the host was fantastic super responsive and polite. The bed was really nice and I loved the rain fall shower head that was lovely to relax under after a long day of sight seeing. The area was really quiet and even saw two foxes the first night coming back to the property down the street. Heard one nearby while unpacking as well yipping and playing with what sounded like a kids ball. Would stay again in a heartbeat.
What could be improved: Not the property owners fault at all but the upstairs tenants have a child. The child was rather noise especially in the morning jumping about and slamming doors. Didn’t bother me so much as we were up early sightseeing but might be tough for someone else. If upstairs is also an Airbnb then this won’t be an issue at all.

The apartment corresponds to the photos shown here. The equipment was sufficient for us. It is located 5 - 15 minutes from public transport stops as well as a grocery store. The neighborhood is very quiet. The owner responded to the messages.
What could be improved: We confirm the previous reviews regarding the small child on the floor above. It is very lively even during the night. It's not the host's fault rather the parents fault.
Arriving in the evening in the dark was more difficult because we didn't see the apartment's description number - a hint for future guests - it is the house with the most overgrown front yard.
There are things that could be done with - modify the front garden, improve the terrace behind the house more. There is an unfinished fence so we often had visits from cats from the neighborhood.
Furthermore, the door in the bathroom could not be closed and it was very difficult to open/close the door to the terrace. There are holes in the walls in the bathroom and kitchen so we found a spider almost every day.
