But this unique boutique hotel without official star rating surprised me right from the start. The building itself is sleek and modern, standing out among the traditional Victorian houses that line Elm Grove. You can tell everything’s been thoughtfully designed, from the clean lines of the facade to the way natural light floods through those oversized windows.
The Space
The studio layout is actually pretty clever — they’ve managed to fit everything you need without it feeling cramped. The room flows seamlessly from sleeping area to a compact kitchenette that’s surprisingly well-equipped for such a small space. I mean, you’ve got a proper fridge, microwave, and even enough counter space to prepare a decent breakfast. The furnishings are all new (hence the name, I suppose), and there’s this minimalist vibe that feels very contemporary London without being sterile.
Location & Getting Around
Here’s what I really liked about staying here — Sutton gets overlooked by most tourists, but it’s actually a smart base if you want to avoid central London prices while staying connected. The train station is about a 10-minute walk, and you can be in central London in under 40 minutes. Plus, you’re surrounded by actual neighborhoods where people live and work, not just tourist traps. There’s a decent Tesco nearby for groceries, and honestly, the local pubs serve better food than half the places in Zone 1.
What Works (And What Doesn’t)
The building’s newness means everything actually functions — the heating works properly, the shower has decent pressure, and the Wi-Fi doesn’t cut out every five minutes. Parking can be a bit tricky on the street, but there are usually spots if you’re patient. The soundproofing is pretty good too, which surprised me given how thin some new builds can be. My only real complaint? The walls are quite bare, so it feels a bit impersonal — though I suppose that’s the trade-off for keeping costs reasonable.
Why It Makes Sense
Look, this isn’t going to blow your mind with fancy amenities or a concierge who remembers your name. But if you’re looking for a clean, modern place to crash that won’t destroy your budget, it delivers exactly what it promises. The studio setup works well for solo travelers or couples who plan to spend most of their time exploring rather than lounging around the hotel. And honestly, after dealing with overpriced shoebox rooms in central London, there’s something refreshing about having space to actually unpack your suitcase and cook a proper meal when you want one.
